    Hi Az, if its any comfort I probably come across in the same way as your buyer. I am selling&buying on my own as my OH has his own place too - he lives 250 miles away and neither of us can move jobs at the moment. Our long-term plan is for him to cut-down work and spend more time here, and eventually move once his mortgage is paid. So while the house is going to be in my name, he has as much input into where I buy as I do. And on viewings I tend to be quiet and absorb the feel of the place and try to decide if I could live there. He's going to be taking on the DIY projects that will need doing and is more fussy about things like the neighbourhood and the neighbours and also generally just more inquisitive and likely to ask questions. When it comes to the financials of the deal though, I'm setting the agenda as its my money at the end of the day.

    We've always been up front with the EAs that the property will be in just my name but he's got to help me choose it, but I don't know if the EAs pass that info on to vendors. Your buyers might be in a similar situation. She might be buying it because he has a bad credit rating.

    I wouldn't worry about it. At the end of the day, you've got the offer you need, even if it isn't quite what you wanted. You'll never really know if you could have pushed them harder so best not to fret about it!

    Unfortuntately there is such a shortage or rental properties in a 100 mile radius. We have now increased the radius to 250 miles as there is such a shortage....

    We're jsut reeling from the shock and trying to decide what to do given there is nothing nearby, whether we need to move 250 away and face the fact that if hubby has meetings up in the North of Scotland he will have to fly there....:(


    Sorry about the memo of sale Azk....I personally wouldn't be too concerned as when I was looking at a rental property on my own many moons ago I would take along my hubby as support to give another practical view...

    Kittie, i wouldn't take it personally. I don't know why you chose to take such a hit after only being on the market 4 weeks but to most of us whose propeties have been on for weeks with less viewings than you it does appear on the surface to be an easier ride. Most of us are facing taking hits, it's just the way things are....If you are that unhappy could you have not held off longer as 4 weeks is nothing in the current market in terms of time to have your property on it....

    In our case it looks easy but we sold at 85k less than we paid for it just a few years ago plus the property has over 20k of top quality extra fittings and is in gorgeous parkland. We could have made it a lot harder by not de-cluttering, by not including all the fixtures, by not cleaning from top to bottom, by not filling in and painting any shrinkage cracks. I could go on and on. Just take my word that my sale within 4 weeks was not easy at all, in fact far from it and even now we have an open mind and are philosophical until that magic exchange happens


    I hear you kittie, everyone's situation is so different, and whilst on paper it might seem like an easy ride, often, it is far from it. I just hope we all get what we want at the end of the day...

    Well that's all 3 EAs through...

    All agreed on the bottom line of what they feel the house is actually worth, which matches up well with what we've been holding out for (but didn't tell them that). Also that previous bids were too low - was slightly scared that they'd think we should have taken one of those offers.

    All made good noises about being more proactive than current EA (who I only found out today is closing at least one, and maybe two, of their three branches), but there's only one way to know that for sure.

    They did differ on what price to market the house at, with one suggesting marketing it at just 5k above that bottom line, which I admit would concern me. He felt it would bring more people in and wouldn't affect the offers we'd get (from serious buyers), but I still feel people will work the percentages and come in lower on a lower asking price.

    2 felt June/July would be quiet months, but one was more positive that things would pick up once the budget is out of the way (his theory seemed to be that everyone was expecting the worst anyway, so the actual budget could only be as bad or better than feared).

    Much thinking to be done.

    June so far has been a far better month for us than May was. No viewings at all in May. As soon as we hit June this week alone we have have 4 viewings and one second viewing.

    The viewer that came round this morning really liked the place and wants to come back for a second viewing tomorrow. However there is one slight snag. He says that he checked his credit rating last night to see if he could get a mortgage and found that someone had taken out a loan in his name that he knows nothing about?!? So he said that he was going to contact the bank today to see if he could get it sorted

    Don't know if this is genuine or not but we'll just wait and see.

    EA phoned to say that someone has requested a schedule as well so that could be another potential viewing.
    Have been DEBT FREE for 4 years and staying that way :T

    No need to be so sensitive about it. We’re here (I thought) to give support, advice, sympathy etc. in these difficult times.

    I think we are ALL sensitive about selling our homes and investments. No-one forced us to sell our property at a whopping loss but we had to be realistic and go with the flow as we did want to sell in order to move on with our lives. Just please don`t assume that it was easy for any of us, just because it looked like a short time scale on paper

    Selling your home is never easy. Does not matter how long you're on the market for. There's the stress of trying to attract viewers in the first place and then once you've got them through the door there's the stress of wondering if the house is up to scratch. Then you have the added worry of wondering when the EA is going to phone with feedback and a potential offer. Lots of sleepless nights!;)

    Someone told me selling your house is like playing the lottery. You need lots of luck and patience and eventually the right person will come along. :D

    I am not unhappy NEH, just very thankful that we had no mortgage.

    We have a new house now and will start to move in next week. I am one of those who just wanted everything finished so that we could sleep at night and not worry about replenishing the cash in the bank. There was a huge amount of work prior to selling but we drew in the buyer after lowering the price further, which gave us clearer separation from the competition. I am pretty laid back about stuff really and as a baby boomer, appreciate that I was one of the ones who gained from the property rises over the past 30 years. I just gave a bit back that`s all

    We sold 5 times in our first 10 years of marriage, when we had 3 small children, so I knew we would sell this time. It was hard then but in a way harder now because I don`t remember `offers` in those days. It was the asking price and that was that. There is a huge psychologically game these days re offers and it is absolutely mentally shattering to go through. Hopes and dreams being built up and then shattered

    re rental, our dd has been having a nightmare time trying to get a decent rental after having sold. Anything half decent is snapped up in minutes. More stress

    Az, I accompanied another dd on her viewings and I asked questions pretty aggressively. She said nothing but was the one buying the property. Don`t worry

    Wow! So far we've had no viewers in June and only had the one in May.
