WheelieWood - On market 4 months, 7 viewers, 2 initial offers (15% & 14% below asking) but no increases, Poor service from EA, 3 new EAs coming out tomorrow
Malystryx - On market 49 days, 4 viewings, 1 viewing booked for tomorrow, no offers yet
Kau - On market nearly 2 weeks, 1 viewing booked for tomorrow, no offers as of yet
BadgerAudio - Been on the market for under a week, 1 viewing , No Offers as of yet.

Sonastin - been on the market since christmas (can't count that far!). 5 viewings with EA1. changed to EA2. viewing and offer from buyer "introduced" by EA1. offer withdrawn. 1 viewing with EA2 last week and another one on Saturday.
Loopgames - been on market for 11 weeks approx, 4 viewings and 1 initial offer
vet8 - Been on market since March, loads of viewings, I have lost count. 1 good offer but buyer had not got his house on the market yet! Another absolute joke offer, turned it down, they increased it twice and I reluctantly accepted even though it is way below the asking price. Now they are faffing around.
LilacPixie - been on market almost 4 weeks, 2 viewers, I a BTL landlord type person who asked if i was desperate to move I said nope. the other a coupe with visable bump, feedback is 'lovely but 2nd bedroom is pink and we're having a boy'
rosered100 - been on the market 6 weeks, 5 viewings, offer accepted in week 2 from viewer 1 who dropped out today 10/6 :mad:

It’s astonishing to see how some people have fared well with a fairly easy ride, and others have clearly gone through hell in selling.
Unfortunately it’s exchange that dictates the sale, not the offering. If it was, I’d have been gone long ago!
Good luck to all, I sincerely hope your offers proceed properly. My mum’s Torbay flat has just gone back on the market after six weeks with the conveyancing sols. He simply ‘changed his mind’ and dropped out… :mad:0 -
I feel like I'm one of those easy ride people, not_loaded - and I feel kind of guilty about it, because although I *feel* like I've worked hard on this house, I haven't invested in it (which is why its selling at such a low rate compared to houses in the neighbourhood) - but actually, it does have consequences - the house I'm moving to is nice, and I love the ability to be so near the town centre, and its manageable and all that, but there's no denying the fact that for comparable houses in the area I live in now, its £100k less, its a downsize in more ways than one. Sad, but necessary.2023: the year I get to buy a car0

In our case it looks easy but we sold at 85k less than we paid for it just a few years ago plus the property has over 20k of top quality extra fittings and is in gorgeous parkland. We could have made it a lot harder by not de-cluttering, by not including all the fixtures, by not cleaning from top to bottom, by not filling in and painting any shrinkage cracks. I could go on and on. Just take my word that my sale within 4 weeks was not easy at all, in fact far from it and even now we have an open mind and are philosophical until that magic exchange happens0 -

I’d define a fairly easy ride as the ones who indicate a short time on the market, and plenty/several viewings shortly followed by offers/sstc. I don’t really want to supply a mathematical formula for it.
Did anyone force you to sell at whatever price you did?

Hi everyone, just had the memo of sale through this morning and am a bit unsettled by it. Please bear with me, I might be talking a load of crap. As some of you know, on Tuesday we reluctantly accepted a low offer on our house, as the buyers wouldn't budge from their opening offer. In truth we were very gutted about our losses, but relieved that at least it's been accepted. As there is such a deficit now, we have no money from this house to put towards the deposit for the next house, so that plan is out of the window. Instead, we've decided to rent when we sell up, until we save up more and the right house comes along. Mum, and other family were equally gutted for us...we've basically lost out on about about £30k since we bought this house 2.5 yrs ago.
Anyway, that was the history, today in the letter, I noticed there is only a lady's name on the MOS. I.e. we were led to believe a couple were buying it together and it's only a female. This is what's unsettled me. When the EA told me they wouldn't budge, he said the lady loved it, had been chasing him for 2 days prior to the viewing about the house, but during the viewing and negotiations, she didn't say anything, it was the man who did all the talking, gave all the negatives etc. Now I'm thinking, was the man just there to play hard ball for her to make the impression they wouldn't raise a penny, so we reluctantly accepted - have we therefore been 'played' a bit?
Sorry if it's all ramblings, I might be reading far to much into it, but I'm just feeling a bit uneasy about the whole thing that maybe we did accept the opening offer too quickly, especially with the EA also knowing our predicament of no offers? Both the EAs have decided to continue marketing the property subject to survey, and I still have a viewing booked from a week ago tomorrow with the first EA. A part of me really wants the viewers on Saturday to like it and make a higher offer (highly unlikely I know) but why am I sitting here shaking??
