    Well, an update on the lady who has been happily spending our money on reducing her house price. Just a reminder, that on request we had dropped £10k, accepted, and then she wanted another £10k hit out of the blue right at the very last minute. We offered £3k reluctantly. She went away ‘to think’.

    Firstly we got a long drawn out phone call, saying how awful it all was, and how she had been advised this that and the other. (imagine a voice on the speakerphone with me mimicking violin playing)

    Finally we get to the point… that her EA had apparently said ‘not my place to advise you but…’. I suspect he had been quite forthright with her. Then, adding a snide comment that we’d effectively pressured her into accepting, so yes, she was accepting. Some nerve!

    Today, quite late in the day, she has formally offered through the agent, which we of course accepted.

    How much confidence in proceedings should I have now? Hmm…

    Feeling low tonight. We have sold our house (a few weeks ago now) to a FTB who is trying to be patient. Couldn't find a house, looked and looked. Looked at something over budget which we loved. They refused our offer, then accepted and now we realise the mortgage company have not taken out the 10K we thought we had asked for on our AIP so the house is no longer affordable.
    It was a beautiful house.
    Luckily though another house in the primary school catchment area we want has come up for sale. Not as nice, well not as finished as the dream house but ok. Needs so much to make it our dream home though. New kitchen, bathroom, flooring, ensuite, side extension... and not so much under budget that this doesn't matter. *sigh*
    *sigh*
    Also I am feeling awful about phoning the EA to say we are withdrawing our offer :( I feel small and stupid and just awful.

    thanks Az - its appreciated :). however, the viewers cancelled at the last minute. :mad: and they only booked in at 5.45 Last Night!! on a day like today i was fuming to have spent 3 hours this morning packing away all our camping kit ect. we'll only have to get it all out again. it's so irritating. and then our EA says he thinks they cancelled as they wanted to ahve a bbq instead. nice. :mad: i'd have liked to do that too. but i was Tidying my house!!! :mad:

    good luck with making the call. i guess all you can do is be honest and let them know you are truely gutted.

    Nice of her to accept, lets hope she can get on with things now and you can start to progress.

    Aww Sphynx, major hugs to you. Hang in there, something will turn up. As far as your own buyer is concerned, in worst case scenario can you rent until you find something, if push came to shove?

    As far as the call to the EA, good luck with it. I guess you could speak to them to see if they can accept a reduced offer - can you scrounge an extra £5k from say family and friends, and ask the vendors to drop £5k? I understand this is hard but maybe you can try to re-assess your finances to see if you can stretch it? Or the other way - try to negotiate a lower price for the other property...haggle haggle haggle!

    Spiral, I've had so many no-shows and cancellations, usually all on a weekend, it is unreal - some people are just downright rude and inconsiderate, yet, as we're sellers, we just have to grin and bear it. Wish they'd have the courtesy to let us know though, would save a wasted few hours/day.

  • Gosh, big hugs to you all - I wasnt stressed until I read some of the last pages! Have just put house on market (friday) and I jumped at every time the phone ang today (sad now I know!) My situation is that hubby has started a job 250+ miles away and is living in a small pokey caravan. I'm at home working part time with 2 small nippers and trying to keep the house tidy now (decluttered over last month and screamed when energy bloke wanted access to loft, I said at his peril - shoved last box of stuff up there and closed lid very quickly a whilst ago - funnily enough he didnt venture into loft!) We are hoping to sell and then rent to start with before lookign for property to buy, hoping in this way it will sell more easily with no chain.... will keep checking back now have found this thread... Good Luck everyone...
