    Hi silly sausage and good luck with your sale...it's not all doom and gloom, although it may seem like it lol! We will all get there eventually, we just have to keep our chins up, and keep supporting each other :)

    Let's hope the weather stays nice...something to be cheerful about lol!

    Morning! Sphynx, you poor thing - what do you think about az's advice, can you bear to go back to negotiate?

    The doom and gloom - well, its not all bad. I've got the surveyors for my purchasers coming along tomorrow, so I'm tidying and reshuffling stuff quite a bit today, after carrying on hacking at the garden (= forest) yesterday. And also yesterday I managed to send off the forms my conveyancer wanted, I really hope no major issues are flagged up - because mine's being sold as a doer-upper, I think it will be a bit of a rough ride, and not all of what building work I *have* had done has got the correct paperwork to back it up. :(

    All I can do is learn from that - I had no idea that paper requirements were so tough on ordinary alterations :(

    Oh. Maybe it *is* all doom and gloom :o

    Feeling weird, icky, nervous etc today. Haven't slept very well since Friday in anticipation of what might be good or bad news from the viewers. I rung yest to ask if they had called but nothing as yet and my EA isn't in till Monday either, so I just have to wait till tomorrow or maybe longer.

    The negative side of me thinks they didn't call so may they've changed their minds and don't want to offer on my house; the positive side of me thinks well it was the weekend, and if they needed financial/mortgage advice, maybe they need to wait till Monday too?

    Sigh, another sleepless night tonight wondering about it all I guess....

    Hugs to all, am gonna go out for a picnic with the family later to enjoy the sun and take my mind off everything....hope you all have a good day too :)

    We haven’t suffered too much from no-shows and cancels. The vast majority of our viewers have been local though, and typically spend 20 to 30 minutes viewing. Not much of a commitment on their part is it? They’d be back home by the time the charcoal gets going!

    It’s appallingly easy to be negative with all that’s going on. We’re all rooting for each other here, for things to go well, but we’re in the hands of people who think that lying and deceiving sellers is absolutely fine.

    I think keeping quiet is the best way to go rather than creating a story. Saying you’re sold when you’re not, saying you’re on the market when you’re not, saying you’ve got the mortgage organised when you haven’t - it’s all a wind up for innocent people who just want to get on with their lives.

    After viewings, I tend to discard all thoughts of what may happen and what story they told. Like a job interview, you do your best and you await the result. Nothing you can do will change things.

    I'm going to join this thread as i feel it's time..

    We've been trying to sell our flat for 2 months and have had one viewing with no offer. Some members on here were kind enough to give us constructive feedback about our flat and we're now putting that into action with decluttering, repainting and recarpetting.

    I hope we sell soon as I'm reading that the next few weeks are the best times to sell.

    Our backup plan is to lease it to the council if that fails within 2 months.

    my house has finally gone live on rightmove

    Went to see three houses y'day in sheffield and liked 2 out of 3 would like to go back and see house1 again, but we'll have to see what interest we get on ours as this is the first week to be on the market.

    It's getting all to exciting for me lol!!!
