    Good luck to all sellers for viewings turning to acceptable offers this weekend.

    First person to see mine had a second viewing this week but her partner thought it was smaller than he had expected - measurements were clearly stated :mad: however its good that she liked it enough to come back.
    Another viewer tomorrow so it looks as if the price is right and the estate agent is doing her job. Not getting my hopes up as its early days but an offer would be nice!

    Hi Kittie, sorry, I seem to have missed this (noticed it in the subscribe email). I think when someone unproceedable offers on a house, the EA likes to keep the property on the market, in case someone more proceedable comes along. I say this as I placed an offer on a house I loved, but as mine was not under offer, they wouldn't take that one off the market, which is understandable. I guess if the lady places a good offer that you're willing to accept, it's on the understanding that she puts her house on the market, but yours stays on too?

    Provided she doesn't obviously pay for any searches/surveys on yours (unlikely until she's more proceedable with hers anyway) I think you should be ok to have this informal agreement, I've heard it's the norm, but maybe someone else can correct me?

    That way if someone else does offer who can move quicker, you will have the choice. Think of it this way, if this lady can't sell for the next year, you can't exactly hang around for her, especially if say a cash buyer offers you instead?

    Sorry it was a bit waffly but I hope it makes sense!

    hello. long time no visit here as no viewers. got one today. yesterday we spruced up the front fence and finished the paint around the front door. we only ever seem to get viewers the day after more DIY... how could they know!??

    A viewer looked at my house some six weeks ago, liked it but did not have an offer on her flat. An offer was discussed and accepted but the EA advised that my house should remain on the market until my prospective buyer had found a buyer. This remained the case until the viewer returned to say she now had her house under offer to a FTB. Now am gnawing my fingernails as a colleague's sale has been progressing really well with a date for exchange and completion being discussed but out of the blue her buyer rang to say he had changed his mind! Horrors.

    Our EA would not accept a much higher offer from the first bidder as he had not even got his house on the market, so we accepted a lower offer from someone whose house was under offer. I think it is quite normal to keep the house on the market until you have found a buyer who can realistically buy your house, in other words their own house is as good as sold.

    you can`t do this with a bad heart imo. The stress could be lethal. First getting ready to sell, then the EA doing all the photos etc, then `when will I get a viewing`, no show or cancellation possible, feedback and will they/won`t they, bargaining over an offer with heart thumping, survey, then 6 long weeks to exchange and all along the line it is will they?

    Heck it is murder.

    I had given up trying to sell mine so was looking into px with a new build.
    I would only get a 10% deposit with the equity out of my house so was ready to proceed as had a mortgage AIP for a 90% LTV, but the agent tells me that the banks only lend 80% on new builds?

    Gutted really as the house had dropped form 164k down to 149K, with the same houses on the same development going between 162k and 180k over the last 2 years. Was even trying to get the sales rep to give us a 5% deposit to :(
