    Beejay, rather than change, we went multi-agency with no tie in and an agreement of winner takes all. Whoever gets the buyer - gets the commission.

    I heard from a neighbour last night, who is good friends with viewer 2, that this lady absolutely loves our house and wants to live here. I also heard that she has a fabulous house with a really stunning garden. I know I am pre-emting things now but what if this lady puts in a good offer? what do I do? We have no forward chain and our bank account is cleaned out and needs replenishing but this lovely lady has to still get her house on the market, which takes time in itself.

    Really we would like someone more proceedable but a bird in the hand etc. How on earth would we tackle this (as yet imaginary) situation if it does occur. Help needed please

    I can only speak about it from the other side, of making an offer to a homeowner who was in the middle of changing agents, and I'd viewed with both agents. Its been big trouble for the homeowner *and* for me, but it did attract me back as a buyer: I hadn't wanted the house first time around, and wasn't in a position to proceed anyway - it was the first house I saw, my own house was only in the position of having the HIP prepared, blah blah. But when the second agent readvertised it on rightmove, I took another look, having a much better idea of what was on the market, and having been round 3 or 4 properties as well as looking on rightmove and globrix. So it got them their sale, yes, but it also has caused a problem thats still in the middle of being resolved.

    It is a dilema, but in our case I think it's worth the risk. Of the trickle of viewers we've had, none showed a great amount of interest, & of the couple that did, they have gone for a much cheaper & smaller property.

    Also if a previous viewer did return to proceed via the 2nd agent, but the difference in the price was now say 5 or 10k lower than their original viewing, surely the 2nd agent would be the one getting the sale. No?

    Firstly I must say thank you for the kind responses and comments re our ‘now proceedable’ viewer. (my #3372 above) Azkaban, Elona, Maya, Karmacat, Heygringo, thanks!

    I’m mystified that she should go away with a good, agreed reduction on ours, and then drop like crazy on hers until she apparently can’t afford to proceed without us taking another hit.

    She dropped two lots of £15k in around six weeks. In that time she kept in touch with us to “see if everything is still okay”, which we felt was reassuring.

    We had her round last night to go through the F&F to reinforce all that she’s getting: a very spacious house in a good spot, terrific storage, tip-top decor, all of the white goods, absolutely nothing to do but move in and put the kettle on.

    She’s asking us for a further £10k drop because of her ‘problems’. We’ve offered her a £3k drop, (I called it a gift!) which she hasn’t gone for yet. If she doesn’t grab it with both hands shortly I’m thinking of retracting it, as she’s made us both feel so bad.

    She said during our chat that she’d ‘known for weeks’ that she’d have to be having this conversation with us. :mad:

    I don’t know if she thought a last minute attack was a good idea. What she’s got at the moment is two very upset and angry people begrudgingly offering her a bit more dosh. :mad:
