I got a HIP for my bro on Thurs, so yes, he has perhaps lost out a bit, but I think it should help speed up some processes. Thank GAWD we didn't go for the agent's one which was about £350 and instead went for an online one which was a lot cheaper...

    Not loaded: absolutely agree with the feedback you've been given on here, that your wannabe buyer shouldn't expect you to take the hit that *she's* given herself, thats completely unreasonable.

    I go along with what's been said by others on here regarding not_loaded's responce to virtual blackmail.

    I now have a question. Our contract is now up with our EA (yesterday) & the 2weeks notice was given to coinside with yesterdays date. Now I've stated on this forum that it's possibly a waste of time changing, because those looking for property, will look at all EAs offices. So is there any point in changing?

    For those who have changed their EA, how long did you stay with them before deciding to change, ie just one contract term, or longer & was there any improvement after making that change.

    Just wanted to say hello everyone. My Gran's house went on the market last week (made it as far as Right Move on Tuesday & into the local paper today). Just hoping someone wants it!!.

    Just wanted to say hi! I've been following this thread for quite a while now as we've been preparing, i.e. DIY'ing to get our house ready to join the market. We've had 4 valuations this past week and all of them were around the same figure which was good.

    We live in a 3 bed end terrace with one of the biggest plot sizes, garage & garden in the street. All the valuations were around the £110 - £115 mark, I think offers around £112 may be a good start. Ideally, we'd like to sell for around £110 which would give us around £10k ish to add to our existing deposit.

    The Mrs managed to haggle the rate with our preferred EA, the one who actually showed an active interest in selling our house by doing her research beforehand, down to 1.4% from 2.5% this afternoon. So hopefully we'll be on the market very soon now! :)

    EA said our 2 viewings today went very well. One with a house to sell and one proceedable but with her it is a choice bewteen ours and another in a very different area. We got back in and I went to go for a walk around only to meet viewer 1 who was absolutely lovely. She had hung about I think to get the atmosphere and to bump into some of the residents, all of whom said how fantastic it was to live here. She loved our house and I think she will now put hers on the market but still it is all down to fate. It would feel so nice to have someone like it enough to put in an offer

    I have just bought for cash and to me the hips was a great tool to sit down in pdf and go through with a small comb....i valued it as a great tool when buying..so those of you who have paid out for one will be in a better position in a few weeks time than the ones without..

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    From our original EAs valuation, we have dropped the price twice, & it hasn't made the slightest difference. We have been told by our EA, that if we drop it another 5K, it will bring in another 42 viewers on their books into that price range. A 5K drop to us, is a 5K drop, on top of our other price reductions, but to the EA, it's just a £75 drop in their commission take.
    Ah well, onward & upward.
