    Well had viewing , they seemed to like it and said they would be in touch with EA to arrange a second viewing with husband this time , we will see , I am not getting my hopes up , but as it is only my third viewing in 12 months , at least it seems like a sign of life at last !

    Me either, we had 2 surveys done by Abbey one in Dec the other in Jan and the surveyor had been in before we'd even paid for the survey. The results were through our door in less than 7 days from us sorting out the mortgage on both occasions.

I'm sure it makes a big difference when you sit there with a notebook and write down what the EA is saying at the first visit, and definitely when they come to talk about pricing and marketing. I've also sometimes popped into the office when they have left a phone message to call them back. It's easier for us because the EA is only a 5 minute walk from home. It makes a real difference when they see you face to face.

    I'm feeling quilty when so many are having a really difficult time but hopefully this will encourage someone. We accepted an offer (4% less than the asking price) to FTBs. We were delighted yesterday to have our offer accepted on the house we want. As I said in my first post, it has really helped to read the advice of others on here. We took into account that the house had been on the market a year, the area and the fact that it needs new windows - which the vendor had admitted when we viewed. We were still worried that they would be offended by a pretty low offer.

    Of course now we have the survey to organise and the stressful wait to see how solicitors behave.

    I find this the most interesting thread I have seen since I have been reading the forums. And it has taught me how poor some of the agents are! If I had my time again knowing what I have learned I would approach agency work differently.

    No it is not rocket science but it is not making a 'rod for your own back' by telling people things that can't be acheived. Tell them the facts dependent on the prevailing markets, do what you said you would do and keep the client in the picture and even more so when a sale is agreed, employ staff that can talk to people from all walks of life without making them feel uncomfortable, etc, etc, etc

    I just wish there was a way of bringing pressure to bear to make this happen but even the NAEA of which I was a member are as bad as some of the agents. Any ideas?
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    In our case, the survey was done on the Tues and we got the report in the post on the Saturday. Can't fault them. :-)

    Hows it going Jenny, had many viewings since your fall through? Any interest?
    Still ploughing on here, no viewings for just over a week now. Need to tidy up the house and take some fresh new piccys this afternoon. As the sun is shining for the first time this week!

    Hi Pawpurrs :-)

    No viewings this week, one since the fll-through. (And that one has had an offer accepted on an extended house down the road).

    It's a bit of a blessing to be honest, as I am revising for my Uni exam on Tues, so I can do witout the hassle.

    House is clean and tidy though, just in case. :-)

    Hi all

    Is quiet here too, we've been on the market for one month, have had one viewing (from timewasters). I phoned EA on Tuesday & he said there'd been a couple more enquiries which he would chase up later this week, but so far I've heard nothing. When we signed up the EA said that things were moving much quicker here now & to even go & view things for sale - hmm ! Anyhow, will just keep going, it's not been long after all.

    Hey Tibbies Mum - sorry to see your having problems with your EA i must amit we had a nightmare with our EA when we first brought but was not selling and our current EA are really good.

    I know the Ea is going on about you refusing but why could they not of done the viewing?!?!? thats what they are paid for!

    Also update on our situation

    Just had a small victory in terms of local searches were told . 3 weeks :mad: thought that was crazy when called council found only 5 -7 days and we had not even had our application put in. The wife went back to HIP company and complained now is all being processed tomorow. Also just had the valuation done today so hopefully it all matches up with our offer :confused:

    Our EA does do all our viewings for us, we made sure of that. It was a case of the viewers wanting to see it that afternoon, but having a child with special needs means there are days when he having therapy at home. I did offer the very next day for both viewings but that was not acceptable. I know I shouldn't knock any viewings back, but my little one has to come first at the moment.

    You're so right Tibbie's mum, of course your children come first. The estate agents are out of order suggesting otherwise.
    Sometimes there are things that are just more important, I think they forget that we still have lives to get on with while waiting to sell, we can't put our lives on hold.
