    I did have a go at our EA as he'd promised us loads of viewings due to our location and the supposed clients he had queueing up for our sort of property

    When you initially meet the agents wouldn’t it be a good idea if everyone took copious notes of all their promises and typed it up and asked them to confirm receipt and that the details therein to be an accurate representation of what was said. And if they were not to match up to the promises you were able to immediately break the contract with NO penalties.

    So may on this forum seem to be told bullsh1t and there has got to be a way of safeguarding against this ‘cheap and empty’ type of talk?
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.
  • Chickmug thank you for the reply, i try to do everything you said including asking politely because me mum always says 'treat people how you expect to be treated'

    I have been ringing them once a week, but i felt like i was pestering them so i thought email wouldn't seem so pushy, i ask about the rightmove hits etc but i feel like i'm wasting my time they are an estate agent within a solicitors, not a major company and i may have foolishly gone for the pay up front option.

    My family have always used this solicitors for the house moves so i thought the estate agents part would be just as good. I feel i have wasted £250 :mad:

    Well feeling a bit more positive today.

    This morning we had 2 phone calls, one from our EA and one from our solicitors. Both saying the same thing! Which is always a good thing in my book!

    They buyers sols are waiting for the searches to come back and she has a couple of enquiries (is this normal?) so they will write to our sols today and our sols will ring us when they get the letter and hopefully we should be able to answer them over the phone.

    Our EA asked us whether we had a gas point in the kitchen as buyer was enquiring about this, so whether this is one of the enquiries I dont know.

    Quick update. Our buyers live less than 1/4 mile from where we are now & the couple buying theirs live round the corner to the house we're selling (only 1 mile away) & I know them. Spoke to him only 2 weeks ago & he was telling me how much they wanted a quick move. I went round to speak to our buyer & she was very friendly & offered me her phone no & mobile & I gave her mine. So hopefully any queries can be dealt with direct to avoid the usual delays of solicitor contact.
    Only downside is they are using the Abbey for mortgage & last year it took them 5 weeks to arrange survey for the 1 that was buying then.

    To those of you who havent had a viewing in a week or two, just to make you feel not as bad, I havent had a viewing since February! And I've dropped the price in between! Hope you feel a bit better now! Still nothing my end, although a house I liked came back on the market, but not even looking at it as there is no point at the mo. I did stick a few pretty flowers in the front garden to fill in a gap...just in case lol!

    When we had a survey done recently - Mortgage through Abbey - They did the survey within a week of the application.

    Don't know why it would take 5 weeks.. :confused:

    Yes - sometimes, but not often, the buyers solicitor does all questions in one go but usually has a second bout of questions and sometimes a third. If it gets more than that it may be someone is dragging their feet and using questions as a way of doing so.

    Chickmug, I totally agree, and next time, if there ever is one I'll ensure I tie them down. I'm so upset with my EA, as I wasn't rude to him, I just pointed out that he had not delivered what he said he would, and I questioned him as to what feedback he'd had on the 150 brochures, (which we've paid for), that he has supposedly sent out. He then proceeded to tell me how ungrateful I was and how I'd let him down by refusing two viewings that were inconvenient for us and very short notice.

    I've only ever sold property that I didn't care about and didn't live in, this is the first time I'm selling a home in order to buy another one and it's the most stressful experience ever, not something I'll repeat in a hurry. My MIL has moved 4 times in 10 years, I always thought she was a bit mad.

    Hey Tibbies Mum - sorry to see your having problems with your EA i must amit we had a nightmare with our EA when we first brought but was not selling and our current EA are really good.

    I know the Ea is going on about you refusing but why could they not of done the viewing?!?!? thats what they are paid for!

    Also update on our situation

    Just had a small victory in terms of local searches were told . 3 weeks :mad: thought that was crazy when called council found only 5 -7 days and we had not even had our application put in. The wife went back to HIP company and complained now is all being processed tomorow. Also just had the valuation done today so hopefully it all matches up with our offer :confused:
