    :mad:I could kill my current agent, who has just rung for a viewing in two weeks time, I am going on with another agent as from tomorrow (new sole agency agreement) She basically said that she tried to put the woman off viewing, but she was adamant that she wanted to view. Basically she pointed out all the negatives about the house to her, is it a wonder we havent sold :rolleyes: This viewer also rang up last week, and she put her off then too.
    When they conduct the viewings they dont inform people correctly where they can park etc, and come back to me saying, I didnt know what to tell them, I have told them a thousand times! :mad:
    I said that I didnt want to have to pay two agency fees, and that she could tell her we were changing agents tomorrow and that she would need to book the viewing through them, as in two weeks we wouldnt be under contract with them, and she said she would tell her we didnt want to do the viewing :mad: This lady has NTS, and sounded keen on the house.
    Now I worry if the buyer who is awaiting finance comes back, what they will say to them! Honestly, if you want to sell a house you dont put people off before they have even got through the door!

    How frustrating. When I was selling last year I couldn't check up on the EAs as I was living 200miles away. I got a few different friends to phone up to try and book viewings etc.

    One friend also popped in and was told house was under offer and no longer being marketed (it was under offer for about 8 months but supposed to fully marketed as the buyer kept mucking about and dragging it out) You can imagine the EAs face when I walked back in the shop with same friend five minutes later. Actually made formal complaint to manager and got 0.25% off fee when it did sell to the same original buyer :rotfl:

    I know you're moving to a new agent but maybe get a few people to check what they +/- old agent say to queries

    I am really excited to report that we exchanged contracts yesterday with completion 25/06/2009 !! Our house went on market in March so not too bad. Anyone got any tips for packing/moving with two children under 3 ??? :o)

    Cindie - I have hardly spoken to any of my neighbours in 11 years, not that I dont like them but the fact that I am not there much! Lol...

    Our MA has put our offer forward this morning (148,500 on a 175k over priced house) I cant sit still, im scared to go up stairs incase the phone rings and i miss it:rotfl:

    Your old EA sounds awful, bet that makes you even more convinced about the new one. Honestly and the parking thing too, drives me mad when you have to tell someone something more than twice, let alone constantly and to someone supposed to be trying to sell your house!

    Well ea rang me back after keeping me waiting since monday morning and they have declined the offer. tbh i did expect it but i feel crushed. Apparently they are looking at offers over the 160k mark. 160k is my total maximum i would dream of going to as the house isnt worth anymore than that.

    Ive spoke to my MA and he is going to offer 152,500 he is going to leave it till late this pm to give them chance to think about it over night. If this dont work then he said leave it 3/4 days then go in at 155k and if still no luck their then to 158k after 2/3 weeks :eek:

    I really want this house so its going to be the hardest few weeks of neogatiating of my life. I am prepered to walk away tho as i wont pay over the odds.... sniff sniff

    Pawpurrs what a horrible ea !!! I saw a house i really want to see and the ea kept fobbing me off .. on holl... ill etc then i noticed it come on with another ea and went to see it the next day. Im sure anyone who is keen will see your on with another ea and contact them. good luck

    Good Luck Charliestwins, personally I wouldnt play the game like that, but each to their own. If I want a house I dont play games. You must be prepared to lose it, what if someone who is straight down the line offers in the meantime, and what about holding your chain up? That doesnt mean that you go over what you are prepared to pay at the end of the day, the vendor will have a figure they are prepared to accept and you one your willing to pay.
