I would be a little wary about those that say they have 'no need to sell' as they will be renting their house out. I hope your agent has dug into the detail with them.
When we heard people say that is what they intended to do more times than not it never happened. People say these things without doing their homework which they need to do before getting their and other peoples hopes up.

I had a viewing booked in for 1.30 this afternoon.
I spent ages cleaning and preparing my house,even rearranging furniture to make the rooms look their best.
I sent my kids out with the dog ( in the rain! ) as she is the same breed as the dog in Turner and Hooch and when she shakes herself as dogs do,I find drool and slobber in places you wouldn't expect it to reach
only for them not to turn up or even phone to cancel !
Gawd...it's just so disheartening, I've been on the market for over 9 months now and although you know you shouldn't, you still get excited every time the E/A rings with a viewing.
I'm so fed up !

Well done rumncoke! We had 3 deals fall through last year, but in the end we resigned ourselves to a sort of 'Que sera' philosophy, which we still have.
It seems things work out when they are meant to, and that's about the long & short of it. Now we're buying about 200 miles from where we started looking, but nothing surprises us any more!0 -
This thread has been so helpful and I'm sure the advice I've read has made us more confident in dealing with our newly started house selling/buying adventure. Thank you to everyone who has shared their experiences, good and bad.
We put our house on the market mid May and chose an EA who seemed to have the most energy and ideas for marketing. They're not cheap but have so far done everything they said they would - although at first I wasn't sure as there were a couple of delays. We have been amazed to have had 11 viewings so far (only one hasn't turned up). The EA phones almost every day to update us and we feel able to call them - we don't get any sighs (yet!) when we call. We were shocked to get an offer on Friday and the EA is going to check the viability of the offer and try to push them upwards tomorrow. Of course we're at the very start of the process so all sorts of things might go wrong but it's been so good seeing all the ideas/advice from other MSEs.

Have just spent the last 2 hours ready this thread with the wife!
Thought I would share our story to date:
We ordered our hips pack about 2 weeks ago and the house was marketed a few days after (really quick). We accepted an offer on the first day. We then placed an offer on a house which was accepted 2 days later. So as you can imagine we were happy.
I am now absoluteley paroniod about the whole process. So much so I am hand colleting all the paper work and returning it to the solicitors and contact both the solicitors and the EA every day :rolleyes:.
I am now having sleepless nights over the valuations! I have heard on other threads that a lot are coming in low which I am dreading happening on our sale or purchase. Has anyone had much experience with Valuations?
I would like to take this oppertunity to thank pawpaas ( sorry if spelling is out) for the thread and keeping it up, we were both sat here reading hopeing that by the end you would of sold your house and were both genuinely sad to see it has not happened. Although fingers crossed it will soon.0 -

bunzee - I have had 2 dead rats and a dead bird for the council to remove before my viewings.! I think there is a mad fox out there ripping the town apart ... (rats were in the street by the way and not in my flat!) I have never seen any rats here in 11 years and now I am selling they are out in full force! Whatever next!!! the Pied Piper?0
