    IMO ther agent should be giving you a weekly update without being chased. Certainly they should be checking all round including all solicitors and giving you feedback. That is what they are being paid for???

    Do you not have the name/phone number of the buyers so you can call them direct?
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    Im in need of some advise....

    We have seen a house that we both like. Taken from the info on right move...

    " An extended and well presented three bedroom end terrace property comprising: lounge, dining area, fitted kitchen, breakfast room, three bedrooms, bathroom, central heating system, double glazing, off road parking, rear garden, viewing highly recommended to appreciate size, NO CHAIN"

    it has double the ground floor space of our current house as well as the main bedroom being easily divided up to make a 4th bedroom by only a minimal outlay.

    The garden is huge and perfect for our 4 kids... i have already pictured the kids playing outside with bouncy castles, having family barbecues and lying on my hammock with a glass of wine in the summer :rotfl::rotfl:

    My problem is i think its over priced its had no offers since it came up for sale ... taken from bee...

    I know they brought the house in july 2001 for 96k and they have done no other work than decorate. The 2 story extension was already there when they brought it.

    There is another house a few doors down for sale. Its in better decorative condition but the bedrooms and garden aren't as big and thats on for 154,950 ( was 159,950 and been on since nov 08)

    I want to put a first offer of 150k with a max offer of 158,500 (few others in between) but dp thinks im being too cheeky.

    Any opinions ?

    I am absolutely fed up with my EA. I got phoned up on Wednesday morning to persuade me to drop the price again - after discussion with DH I phoned them back in the afternoon and agreed to drop the price by over £11,000.

    I asked how soon they would amend the price on Rightmove and was told they aimed to do this within 48 hours. Thought this would get things sorted by the weekend,

    Just checked Rightmove - no amended price - the useless *****y shower have not even summoned up the nous or energy to amend their own website yet!!!!

    If I thought any of the others were any better I'd change agents.

    Another non-update from me, although I did have a chat with the EA, asked her to put in the details that the garden is 85ft (sick of seeing details that promote gardens of 30ft as large!) and got her to ammend the website to show we do have 2 loos! Not much I know but so fed up that Im now nitpicking at everything! She still said market very slow blah blah, I just wish things werent picking up so quick elsewhere and leaving us behind!

    Another week has gone by and still no viewings for me..

    Have been on the market 6 weeks today and have only had 2 viewings.

    The first one was on the 2nd day of being on the market and the other was 2 weeks later. Nothing at all in the last 4 weeks.

    The EA agreement was for 12 weeks SA. When can I give them the 4 weeks notice and when can/should I engage a new EA?

    I know, trying not to get too hopeful in case nothing comes of either viewing. When I spoke to EA yesterday she said there is not much on at the moment at similar price. Quite a few 2/3 bed at 140k or below & lots of 4 bed detached at £175k plus. So ours at 159950 will hopefully attract buyers that want the extra space without the detached price.
    Having read some of the stories on here, yours included pawpurrs I am just pleased at the interest we are getting.

    I know what you mean. Although we cant boast an 85 ft garden, there is a house near me that EA states large garden. Although slightly larger than some in the street to me it is still a postage stamp.
  • still no viewings for us. there is a house we have seen we like but it needs work doing if we could get it for a reduced price it would mean we could drop the price on ours ( and then save up to do work) but if we didnt get it and had dropped the price we couldnt afford anything else and as we are already competitively priced not sure it would even get us a sale my head is spinning.

    Do you know that the EA is the problem?

    There are many possible reasons for the lacking of viewings including pricing it too high or it not being a house that is in demand for any number of reasons.

    Are you getting feedback from the EA on why you are not getting viewings?
