Toshy......you can give notice 4 weeks before the end of your contract period so that it ends dead on the 12 weeks. HTH.
I think my current EA is putting people off the property, by various things they have said, so glad the new EA is coming today to take the details, hopefully they will get some viewings in ASAP and is it too much to hope for a decent offer.

We have decided on a house to offer on :j:j Im all excited and nervous at the same time :rotfl:
We have asked our friend / mortgage adviser to put in the offer for us. He tried this afternoon but they had shut at 2pm :huh:
History of the house were going to offer on..
Current owner brought in 2001 for 96k
Went on the market for 185k in july 08 ( no significant work has been done)
Price dropped to 175k in feb
Last similar house to sell was in the latter part of 2007 for 165k
They have had no offers and very few viewings
My starting offer based on the above and keeping a good deposit is £148.500 I'm prepared to go to 160k before walking away.

Good Luck Charlotte, I would say 160k seems generous, if thats a rough price they were going at peak, if the house is the same as the one sold at peak, they would be mad not to accept that.Pawpurrs x0

There are 2 reasons why i would go to 160k...
* The large bedroom is 21ft long so i can divide it up and make a big box room easily to turn it in to a 4 bedroom. Ive taken a builder to see it and he said he can do all the work for £500 ( extra door way, dividing wall, plastering etc) to do a 4th bedroom on any other the other houses we would be looking at an extra 15k at least if we did the work.
* If we went to 160k there is a good chance the mortgage valuation would come back under that so we could negotiate the price at that point but if they refused our mortgage company ( i think thats who it is) has said they will do our next survey free so we wouldnt lose any money.

Accepted an offer this afternoon, so we are now sold stc.:beer:
We had 2 viewings booked for today, both 2nd viewings so we were hopeful of an offer. Turns out the 1 that should have looked late afternoon thought they had sold privately to the 1 that was looking at 2pm. Once they had had another look at ours decided that if they could get it at the right price it would be a much better option, as it was a lot bigger .
On market for £159950, 1st offer £140K, EA said she would go higher although her max was £145K. We counter offered £147K , & then came to agreement at £145K.
We had already previously told EA our bottom line was 143k. To be honest we were surprised that EA put it on at the same price we sold for last year. Having only been on the market for 3 weeks we could have waited to see if we got more interest. but as we want rid of the property to reduce our current mortgage thought it better to accept the offer now than take the risk of still having the house for sale in 6 months at a reduced price.
Now got the stress of the next couple of months waiting for it all to go through. Having had the sale fall through at last minute last year I will be constantly worrying that something will go wrong.0 -
Good luck Charliestwins, hope your offer gets accepted or you manage to negotiate a compromise. We offered on a Saturday on the house we're in now & by Monday morning I was a nervous wreck, waiting for the phone to ring.0

Our news is not as dramatic! We went on rightmove wed pm and for sale sign went up Fri morning. Ea rang fri pm to arrange first viewing for Monday night. The man has a property which he is going to rent out so does not need to sell. How does that work finance wise? Pawpurrs? Anyone know? Am getting house ready as EA has described it as absolutely immaculate so don't want it looking poor, but my small kids will be whiny at that time so dh has instructions to take them to park or drive them round if its pouring.

Finance wise - I am no expert, but I understand that they will change their mortgage to a buy to let and if he needs a deposit to buy another property, he'll also re-mortgage to release equity at the same time.
Tips on showing people round: Let them enter the room first and if it is a small room, don't try to squeeze in! Offer useful info - such as how old the boiler/kitchen/bathroom is but don't bother then with details at this stage, if they want to know, they'll ask. If they seem interested, offer to let them wander round without you hoverring over them.

I would be a little wary about those that say they have 'no need to sell' as they will be renting their house out. I hope your agent has dug into the detail with them.
When we heard people say that is what they intended to do more times than not it never happened. People say these things without doing their homework which they need to do before getting their and other peoples hopes up.
