i think im going to call EA tomorrow and ask if investment buyer they had is someone who is on there books and whether they are still interested and about what they think they would offer. if anyone has any ideas i would appreciate it. heres where we are at
originally on for £95k
now on for £85K ( competitive price for area house two doors away which is exactly the same as ours except it doesnt have any drive or the large back garden has just gone on for same price)
investment buyer said no point viewing as wouldnt offer £80K ( our minimum at the time)
i have a new minimum we could accept based on the price of a house we have seen but dont know if he will offer that (if still interested) anybody any ideas of what an offer might be. im trying to gage whether we are near with our calculations. thanks:coffee:i find a cup of tea can solve most problems:coffee:

Be careful about investment buyers. They want a good bargain and when they have an offer accepted they DON'T stop looking. So if they find another place, which they can drive a harder bargain, they are likley to drop out without remorse. To them it is a business so as I say be careful.
I heard of one of these types of buyers who put offers in on a number of places, didn't bother with searches as he knew the area, used a no sale no fee solicitor and gazundered on the point of exchange. So managed to keep picking up a really cheap places. No law against it and he got away with it.A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.0 -

We have heard from the bank that we have been approved and they are waiting for the survey which i'm pleased about. :j
But i'm getting concerned that no-one has been to look at our flat and our estate agents don't seem to be doing anything.... they haven't even returned my emails! We've been with them for over a month. We can just survive with 2 mortgages but it means any decorating, furniture buying etc we wanted to do on the new house will have to wait, my dad keeps telling me i have to wait but i don't want to wait i want to sell it!! Anyone looking for a gorgeous flat in Nottingham??:rotfl:0 -
Not had a viewing here for a week, back on with the original Agents, so hope that they drum up some viewings in the next couple of days. Fed up, of waiting now!

Haven't posted for a while, as there hasn't been anything to report. We have one interested party who have asked numerous questions via our EA and he is pretty sure they'll put an offer in, but I can't stand all this waiting around, especially when it's gone completely dead and we haven't had a viewing for nearly two weeks. And to make things worst a house that we were lusting after has come back onto the market.
I did have a go at our EA as he'd promised us loads of viewings due to our location and the supposed clients he had queueing up for our sort of property, he promptly told me off and said that we should be grateful as we'd had far more viewings than any other property on his books and that we'd turned down two viewing because they had not been at a convenient time. I'm really hacked off with the EA for being so rude and told him if our house isn't under offer in the next six weeks we will be going elsewhere, I know that's throwing my dummy out of the pram but he was soooooooo rude!0 -

Got a viewer tonight at 7pm , quite pleased as I have been with new EA just over a week , they should have been viewing at weekend , but have rearranged for tonight , so headless chicken routine for me when I get in from work !!!!0

So what does make an agent try harder?
In my case we felt we did try all the time but not saying we were perfect. If anyone ranted I would not take that if it was at me or my staff but if they were ranting in frustration I would accept that was OK.
In our case we did feel under more pressure to do well for our clients when they were polite and more so the more they asked for an update. We 'up front' agreed how often updating would happen and encouraged them to check with us at any time. Most were sensible but some would be sending emails or phoning almost every day.
We felt we were just repeating what we had said the day before but I guess we had to accept whatever frequency suited sellers. Some sellers, and I would do this myself, did ask the real details, number of hits on web site, number of phone calls, number of details emailed or posted, number of people who wanted to talk to us in more detail.
So the ones who asked the most often made us sure we did not miss anything when it came to promoting their place.
Once each week I would sit quietly, with all the sales details on unsolds, and ask myself the question what else could I do to make a sale happen more quickly. OK there was some titivating but mostly the problem lay with sellers unrealistic expectations on the price.
If you are uneasy with phoning why not email along the lines of what I have said could be asked making sure you ask them what else they feel they could do or if there was anything you needed to do?A retired senior partner, in own agency, with 40 years experience in property sales & new build.
