Garden is nice. says you have reduced it for quick sale, do properties in your area go for a lot then?

you seem to have lots of things, lots of very nice pictures but maybe they detract from the room its self slightly and maybe try neutral all one color bedding. there seems to be a lot of different colors in one room with furniture etc.

of course there is nothing at all wrong with your home but if you are appealing to families you may want to consider a slight makeover to neutral colors and color scheme, clear away some of your personal things and have the pics done again

please dont take that the wrong way, it is only my opinion and i dont want to offend you

sure the others will give you their diffrent view as well

    good luck with it all

Absolutely no offence taken. If opinions are sought......

Price of my type of property in this area is app 10 to 15K above the price I've set, but there is a mix of property types. Our Daughter lives just 80 odd yds. up the road & the value of her detached pad would be app. 190K to 200K. Plus there are bungalows both detached & semi in the same area. So there isn't really an average price of property where we are.

Thanks for your opinion. In fact the EA did say not to have too much personal wotsits knocking about. But we think the Black bedding is ooooooh!:D

Oh thank goodness someone else without a white bathroom suite...:rotfl:

I agree with Monkeys bunny maybe if you could make things more neutral some how...(though i can't talk we decided to paint our old kitchen cupboards navy)

and i would agree if you can unpersonalise things such as remove some of your ornaments (no offence intended :o) photos, pictures etc..

Heygringo - seems like a lovely house, but shame that the front of the house pic was taken on such a grey, cloudy day! Can you get them to re-take the outside photos on a nicer, sunnier day? I see one pic of the outside ones has blue sky! Just a thought :)

    Az

I've had my doubts about that pic from the start. But it is in fact the 3rd one taken. The problem is that when taken on a bright sunny day, it makes the property look bare somehow, which is why we decided on the one that's displayed.
  • its really hard isnt it, as its still your home (of course you can put things back after the pics are taken) but its really hard to get yourself into the mind set of a seller rather than a home owner. You have to take a deep breath and walk through the front door as if you were going to view the property to buy it. a lick of 'boring' paint helps the new purchasers to think that they would be able to put their own mark on the house and make it their home rather than yours.

it is hard though and i cant talk as mine is still for sale ! haha

    Hi

Good luck to everyone who has had positive news over the weekend.

Need some moral support :) Viewed first house IN AGES and loved it, but know it will sell before ours does. Had a vewing last wednesday by an holistic healer - apparently house was not quiet enough and a viewing on Saturday with no feedback as yet, so doesn't look too positive. Can I ask, how do you keep positive after so many viewings that go nowhere?

    thanks Nky
  • Nky, in my opion i dont really haha i come on here and they all cheer me up.

BUT there is always someone out their who will want your house and fall in love with it like you did when you first purchased you just have to wait, im afraid

    good luck

The way i see it i need lots of couples to divorce in my area or lots of parents to kick their children out of home, failing that plenty of husbands or wives that need a work crash pad or at the worst prospect, plenty of people having affairs and needing a place to meet....:rotfl:

No worries, you've obviously already thought about it - sometimes it works, sometimes it doesn't - good luck with it though :)

Hiya, all I can say is chin-up :) It is really hard, but since I've found this forum, I am so much more happy as there's people here who are in a similar situation, so you can empathise with each other. Good luck with the house you've found and loved...let's hope your's sells soon enough for you to be able to go for that one :o
