  • didnt think they would want it as despite making all the 'right noises' on the way round this was last week and i assumed if they really wanted it i would have heard by now and not had to chase it up.

    just first viewing for ages, so you kinda get your hopes up dont you.

    I find it difficult to post on here - I get discouraged very easily :o but I must do more. So, starting today: I have a viewing at 5pm on my house! The estate agents are booked solid, so I'll be showing them round (I did one like that last week) - I'm extra glad now that I negotiated the EA down to 1%. I feel a bit about the EA, actually - I thought they'd rung me in January on a follow up from October - turns out it was their competition :o

    Well, anyway - the next viewing is on, so I'm glad I worked on tidying up the garden (my house is one of those "in need of modernisation" ones).

    Under offer and Sold Subject to Contract are basically the same thing, nothing is in the bag until the Contracts are exchanged. Some estate agents round here use Sold STC and others under offer, in my town it just depends on agents, i would not worry about it too much

    I would keep my eyes out for rental property just in case but no commitment,i would also, if at all possible, ask the Solicitors to tell the other side you want Exchnge of Contracts with 2 weeks until Completion to give you time to sort and move into rented

    Good luck with your viewing - I, like many, hang on to any tiny positive thing said by prospective buyers/EAs so I ALWAYS set myself up for major disappointment lol....chin up!

    Can I just ask please - what happens at exchange point when selling your own, and buying another house - I'm presuming we have to provide the deposit for the house we're buying, but what if the money is tied in our own house sale? Sorry if it sounds like a dumb question, it's the first time I've buying with a house of my own to sell.

  • it depends on whether the other sides solicitors are willing to exchange on a nil deposit and whether there is a chain. if there is a chain the deposit comes from the top of the chain and is used all the way down, as far as i understand it.

    So Sols A are buying property A they exchange with B and give them 10% deposit, then B turns to C and exchanges using the deposit etc

    as far as i understand.

    but most mortgage companies will not lend on a nil deposit so you must have your 10% saved up if you are getting a mortgage and this is what is used.

    if your not in chain & just selling yours to buy the other then they may exchange on a nil deposit?

    you should ask your Solicitors on anything you are unsure of, thats what they are there for.

    I haven't had the phone call this week to say no-one is interested yet quite glad really, don't want to go through all the well it's just a case of the right buyer speech, just don't have the energy..

    My 14th Viewer from Last Thursday is coming back for a second viewing this wednesday. Hopefully it will proceed to a sale - jut need to find something to buy now!

    I'm also selling one house and hoping to buy another - I've done it once before, but frankly it was so long ago Ive forgotten the details :o

    I didn't think deposits were necessary, apart from the capital in your house that you're freeing up to buy the next place. I have upwards of £200k capital in my house, but I certainly don't have the free cash to put down a deposit on the next one before I sell this one. If thats now the custom, then I'm in trouble :eek:

    I had a word with a rival EA this morning & I asked the question that I posed on my post No. 2827. They said it was all down to how much advertising the EA does. As they put house sales in the paper every week until sold. So I left my details with them to call me 2 weeks before this present contract ends, which is when I fire off a notice to terminate.

    It has been suggested on here, that I post up a link to see if anything could be improved. Well I did, but haven't had any comments, so it's here again. http://www.reedsrains.co.uk/properti...e-id-200216052

    The EA I spoke to today had a look at the listing & said they too couldn't understand why I had had no viewings. But they would wouldn't they?

    Ah! well, upwards & onwards.
