Azkaban I have a feeling we may have come across each other in a completely different forum before now - I think my DS and your DS were born a few days apart. The forum I used to post on when he was small has recently changed a bit due to falling posts (I lurk there but haven't posted for ages :embarasse)
Of course I may be wrong and you may be wondering what on earth I am going on about :rotfl:
Our house is now showing as sold on RM and the EA's website but our For Sale sign still says For Sale. Am now concentrating on hoping the survey on here is all right.0 -
My mum and dad are trying to sell their house - they are about 10 miles North of Liverpool and have had one viewing in about 2 months
. They are rather disheartened (especially due to us overtaking them I think). 0 -
Well, just got back from hols. EA said they would show while we were away - either they were very careful, took off shoes etc or they showed nobody as we cant find a sign that anyone was there with mail on the floor by the front door - surely they would pick it up & put on the table rather than have buyers stepping over it?
A bit disappointed as we really rushed to get the photos & brochure approved before we went away. Anyone else had one of those brochures done - our EA did it for free, some charge £500+vat!!! Not as good as the normal leaflet style as there are no particulars such as double glazing, phone points, underfloor heating etc though there is a floor plan which is an improvement.
On the website, the pictures look great but I cant find my house on a search as they didnt input number of bedrooms & as that is the way that I always narrow down a search for a house (as well as by price) I think we are missing out on hits :mad:
Oh well, I guess we just have to wait now but we have to move before the new school year in Sept so will rent & therefore not have a chain at our end at least. Stress, stress:(0 -

I'm really not sure if my house is on for the right price, its still early days it only went on on Thurs, but I would like to sell quickly so don't know how long I should leave it before I decide if the price maybe needs changing. My EA valuations ranged from 170 - 145, which I think is a huge difference, hence why I'm really not sure. I put it on at 157,950.0 -
My valuations were a spread of 50% from the lower one.
The lower EAs use nethouseprices.com to value & used the last price on there. The trouble is that house has half the plot & hadnt been lived in for a while, been rented for years plus ceilings were down due to burst pipes. Also I was told that you could have your house price left off that list so that it remained private.
Our EA boasted that they sold a house down our road for 30% higher than the last published figure & because he named the house, I just bought the title info from the land registry for £4 & he was telling the truth. So the other agents, not knowing about that sale were valuing too low. As there are only about 10 houses down our road & all are very individual it is hard to value but I think you can only look at what other properties are going for in your area & adjust your price up or down accordingly.
For instance we are on a main road so must adjust down quite a lot but then again we are on a 0.75 acre plot - not everyones cup of tea - I certainly would never buy such a large garden again, but it has saved on gym membership:rotfl:
BTW we went with the agent that valued the highest as when the others heard their valuation, they immediately hiked up theirs to match but I think the one we have gone with believes in it more - we'll see. We thought it was better to be a bit higher & people could make a cheeky offer that we would probably accept - so that they felt they'd got a bargain & we would get the price we really wanted. If we'd put the lower one we would not have accepted offers - it was the same value as we had done for a remortgage 9 years ago - there's been a little boom since then. Anyway time will tell.0 -

I'd imagine the value of your house should be quite a bit more than your 2001 valuation, as overall houses prices are still up from then.
The lowest valuation we had the EA was also mainly going off sold prices, unfortunately there had been a number or repossessed houses sold similar to ours, and i know that at least one of them had been trashed and the EA told us needed at least 20k spending on it.
The EA with the highest valuation didn't look at sold prices. I just worry that even if we get an offer over the 150 mark, with some houses being sold at 130 the mortgage surveyor who i imagine will look mostly at sold prices will value the house lower and we may then loose the buyer anyway.0 -

the estate agents have just emailed to say the last person to look round didn't want the house, no reason just thanks but no thanks they have found another one to buy. Grrrrrr

Grrrr indeed, frustrating isn't it? I've had 3 viewings over the weekend and still awaiting feedback although initial feedback from when I called about something wasn't all that great. Can get so disheartening, but one day...some day
