I know how you feel, we have a townhouse (groan) and so does every other seller in a 1 mile radius. Every time I check RM there are more for sale (plus loads of new builds too). - I honestly don't know WHO we appeal to.
Well i think FTB are getting more picky and aren't prepared to do any work like replacing a bathroom or something so I'm not sure our flat will appeal to them..
Just posted a new thread asking about removal companies and how much they charge as we are seriously looking into moving in with relatives...:eek:0 -

Now you’ve got the yard showing, just a suggestion, but is it green on the concrete/slabs? It looks a bit like it. (hope you don’t take offence…) A pressure washer will get that off, so beg, steal or borrow one and then redo the photo. I suspect you’re NW facing by the looks of it, so you need to get a wow factor going for the yard. Clean the green (if that’s what it is) and put some brightly planted tubs/pots out there. Maybe even buy new garden furniture that ‘paints a picture’ for the viewer. (you can take it with you when you move) Some squared trellis panels on the walls, painted a bright colour, would look good too.
I’d say, for the future, if viewings don’t materialise, then try to get the darker photos brighter. Software like Paint Shop Pro allows you to lighten photos. Otherwise, do you know someone with a better camera/flash?
Otherwise you just need to be priced right…0 -
We got an offer this week of 152k, the EA knew it was unacceptably low (from 165K) but chanced her luck with me anyway. Unfortunately I had to say no as I don't feel the need to give my house away. Ah well view 25 is already booked for this Sunday, so I guess I'll keep plodding on. Well done to Mumof4 and everyone else though, brilliant news!!0

Good luck everyone for viewings for this weekend for those of you looking for buyers. Good luck to to mumof4 and others 'under offer' and going through the labyrinth that is the conveyancing process.
I'm off in the morning. Everything packed, defrosed and cleaned the freezer. Cupboards and drawers all cleaned and nice for new owners tomorrow.
Now the hard work begins for me (in a nice way) new kitchen, bathroom, flooring, windows, re-wiring etc etc.
Once again good luck everyone, don't despair when all seems hopeless. There is a buyer out there for everyone, it's the waiting for them to notice you that's the killer. Have patience (or failing that, Prozac) it will happen.Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j0 -

i do feel slighty sorry for the Estate Agents, and its only slightly, but i know a few people who have changed agents a few times to get 'fresh eyes' and they still dont get anywhere, the thing is (and this is just from my point of view in my town) but there are just not the buyers out their, the agents all basically use the same sites etc and in our town are all in the same place so buyers basically walk from one window to another in a short space. So basically what im tryin to say is that its not always the EA's fault, sometimes its just that there are not enough buyers out their for them to suggest my house to.
of course some are better than others and we went with the 2nd best in our town as i dont like the attitude of the top selling EA and they are only a couple of sales apart, but basically i think they all use Rightmove etc and if a buyer wants to see my house then whether im with Estate Agent A or Estate Agent B it really doesnt make that much difference at the start

Hi all just joining the thread, my house went up on right move today, (no viewings yet lol).
A friend of mines sold their house last week after only a week on the market and they accepted an offer that was only slightly below asking price, and they didn't go with the cheapest EA val either, so you never know.0 -

Hello. Have read the first 67 pages of this thread but have decided to leave the rest for a while:rotfl:
Our house went on the market three weeks ago and have had 13 viewings and then an offer yesterday. House is on at £215k, first offer was £190k which we rejected and they upped it to £205k which we accepted. The buyers are both renting separately at the moment and we are going to move into rented as well, so have no chain.
Am convinced it is all going to go wrong - we want to move preferably between end of July and beginning of September due to children's schools (need to organise them). DH's new job is paying for him to stay up there a few nights a week from beginning of May and so if we feel confident the selling will work, we will start renting before completion here.
We have had a damp survey done as we knew there was damp and so the buyers know how much it would cost to sort it out. Am worried about whatever else will turn up in a valuation.
EA said that the buyer's finance people were hopefully going to get back to him this afternoon or tomorrow - will chase tomorrow pm if I haven't heard anything.
Has anyone had a sale go smoothly <gets hopeful:rotfl:>0
