Oh Lordy got an improved offer this morning at the absolute minimum we'd accept! Rang our mortgage company to do an affordability check on just my husbands wage, as I've only been in my employment 6 weeks and we're going to visit 3 houses over today and tomorrow which are in budget.
If we're happy with any we're going to accept the offer on monday. Is this officially the best week to sell a house or what!!0 -

Shame some of those viewings/offers are from by what appear to be "morons" ... well you can't have everything I guess !!!
Stick with it - it should get better ..... you'll see from on here some people have been experiencing this now for well over a year - I myself have been on the market for about 14 months now and we are now proceeding with our 5th offer so 4 weeks is nothing (sorry to say) !!!!

Viewings are still quite steady, think we are in the mid 20's now, but no more offers
But heres a strange one, got my first "3rd Viewing" tomorrow :huh:
Never heard of that before, but fingers crossed as I believe they are a FTB, Mortgage in principle and large deposit.

Hiya MB, I'm afraid I'm one of those who has gone multi-agency to shake things up a bit, but also so that both agents are promoting the property, rather than rubbishing each others due to competition. I'd rather have them BOTH on our side.
As an update, we have 3 viewings today, all with original agent. Nothing from new one yet, which original ones seemed very happy and smug about lol. I don't mind, as long as they all put in the extra effort to try and sell it. Here's hoping we have some good news soon...

We are now into our 6th week & not a single viewing. The EA has even said that they can't understand why that is, as they have sent out our details to relevant searchers, also what they call "block ads" in the paper have been placed, as opposed to the usual ad that EAs list.
SWMBO & I have discussed the option of changing EAs when the 12 weeks are up, but logically, I can't see the point, as much as I'd like to give them the boot. My reason for this, is that people looking for the house that meets their criteria, will be, (A) searching the 'net, & (B) checking all EAs in the area. So switching from one EA to another doesn't really make sense. Reading of Vendors on this forum who have had lots of viewings, only makes me feel more frustrated, (SWMBO is simply taking it in her stride, which isn't very long, as she is only a short ar.. erm! person):rotfl:
But then again, lots of viewings & in some cases, no takers/offers, sort of cancels out all our positions, so it's as broad as it's long. I'm not sure which position I'd rather be in, viewings, but nothing coming of them, or no viewings at all.
What's the opinion of the EA comments I've uttered?0 -

I may as well jump on the thread.
I have just put mine on market, a FTB 2 up 2 down for 99k in the Swansea area.
Been on since Wednesday, no viewings yet but really early days, especially looking at other sellers on here.
If I fail to get anything after 5 weeks as in viewings/offers I will give my current EA their 21 days notice and then change to an online estate agent (housesimple), where they only charge 0.5% of sale price and also advertise on Right move as well as Findaproperty.
Current EA only advertises on Findaproperty, so feeling short changed already but this is my fault as I didn't ask which web sites they advertise on.
Would be a saving of £1500 if it sold through the online agency so won't be to dissapointed if nothing comes of the high st agency...0 -
Our house now shows up on rightmove as "under offer" :j
Yesterday the board outside our house was changed to
"Sold stc" (imagine a puzzled smiley).
Is it worth phoning the EA to get it changed to "under offer" in case our buyers own sale falls through?
Think we might have identified a suitable rental place as our buyers are talking of moving in by end of May :eek: but far too soon to commit to rental as no word of survey etc yet."This site is addictive!"

My post number 2720 :eek: shows that the asking price we have set ie £159950 is 10K below the EAs valuation. You can set your price too low, which then makes the situation worse, as buyers then think there's a problem with the property, when all you want to do is to get a sale.
On the HIPS info sheets, both the Environment (CO2) Impact Rating & the Energy Efficiency Rating are within 2 points of optimum attainment.

I've also got it on 6 Freebie property web sites, (plenty of clicks) the EA & Rightmove.
Short of hiring a 'plane to tow a banner round the County, there's not a lot more I can do. :rotfl: Our next door neighbours Son is looking to find a property mid-way between where we are & Lancaster, his SWMBO works in Lancaster, he works here in Leyland. He was telling me, they have looked at 29 properties & put offers in for 5 of them. Yeh gads:(0
