Wow I wish I had found this thread earlier. We are still trying to sell our modest end terrace. After a year of trying we have got a second viewing on Wednesday. Please please let then offer a decent price!!

We have seen a project house we want so if all goes well we will be making a low offer on that.

Welcome Sphynx, good luck with your viewing tomorrow - fingers crossed!

    Hi Monkeys Bunny,

Yes I thought of going down the non EA route but now I realise how much easier it is to use them - well, if you get a decent one - mine is fantastic I am proud to say !!!!

(However, I still advertised on TEPILO, Houseladder, Homes on Sale etc as any advertising is good - any interest, I would have still directed them through my EA).

You may have seen this is my 5th sale attempt in the last 14 months and I now realise how invaluable it is to have someone be able to contact everyone (Buyers and Vendors EA and sometimes IFA and Solicitors) in the whole chain - it just helps the whole nightmare process run a bit more smoothly !

I could not start to contend with trying to establish what is happening, where and not having any contact with anyone at the bottom of the chain - fair enough if you have a FTB buying your property but that isn't always the case!!

I think £2k is a good investment if it gets my house sold and me into my new home !!!

Anyway good luck - will be interesting to see if you decide to go with EA in the end.

we are with an Estate Agent as well. have been from the start. i do also think we need them but just slightly grates when i know that the Solicitors really do all the work but are a lot lot cheaper than the EA. lol

but no, i agree Estate Agents are still needed for now, computers etc are ok but i always think a person is still best. Just on all the other things as well

    :)

Update from me - no feedback from the no proceedable viewer a few weeks ago. Another last Friday - non starter as they want to keep a caravan on the drive (can't in the deeds). Another booked for Thursday evening. So 14 viewings since September - sold at £250K (and was valued by eSurv at £250K in October 2009), fell through. Now on at £229950 (from £265K) and it hasn't generated any more viewings volume wise and no futrther offers. EA has told me not to reduce the price and I am getting a lot of viewings by comparison.

Still can't find anything to buy anyway.

Hi again, yes sorry misread your top post and edited my response !!!!

As before I did the same, used EA and all the free internet sites just so everything was covered - just so keen to sell !!

I have been watching with interest homes that I know only use the internet sites to sell and they have been on there for a few years now so I know EAs must be doing something right !!

Bridlington - sorry for my ignorance but from the top of my head a nice seaside town ? going to look up on Google now !!!

Woo hoo another viewing for this Thursday (number 8)! Still no more info on the one from last week who was relocating, liked our flat but had more to see.

I think this is the first time that we have had 2 possible buyers (i.e. viewers who haven't yet said 'no') at the same time.
  • yep a seaside town in East Yorkshire prob biggest place near that people know is Scarborough but all the soap land places like Corry etc tend to come to Bridlington for their hols, in the soap that is lol

its a nice town, flat and pretty
