Just had our seventh viewing in three weeks.

Three lots felt the house was too big for two people- well duh - that's why it is described as a "family home" and sizes are clearly set out.

One felt it was not ready for her to move straight into - then why tell EA you wanted to have a house with "potential" that you could improve?

Two still have to sell their house and one is in rented and does not seem to be in a rush. All of them seemed to really like the house which is something.

So pleased for you - send some lucky vibes our way please!!! I'm getting fed up.:(

I can see where you are coming from Az. From my experience though (worked in an EAs when the kids were small) if agent A thinks agent B might sell it and get all the commission, they almost give up. They might not promote it as much as they would on sole agengy and may well not spend money on advertising fees. Basically they both think the other will sell it and they will have done their work and not likely to get paid for it.
Or maybe, just maybe, they’ll have a ‘live wire’ type who will get on and sell it proactively. Gotta be worth a try I think. I’ll be interested to see how you get on.

With the shortage of 4-beds on the market here, we’re thinking of ‘throwing it to the wolves’ in the same way, if our current possible buyer falls through. She’s still ultra keen but cannot clinch a buyer on hers.

Concerning others despairing over a lack of viewers, we’ve always found the holiday periods to be useless for them. Every bank holiday or half term has nearly always been dead quiet for viewings.

The best way to get viewings we’ve found is to plan an afternoon out somewhere nice as a reward for all the stress. If you pay for it in advance you can guarantee the phone will ring as soon as the payment has been processed! ;)

Wow I wish I had found this thread earlier. We are still trying to sell our modest end terrace. After a year of trying we have got a second viewing on Wednesday. Please please let then offer a decent price!!

We have seen a project house we want so if all goes well we will be making a low offer on that.

Yes, my thoughts and hopes too. The second EA has been round, taken dims and pics, and gone thru it all with me, seems relatively straightforward. House should be online by tomorrow or Weds at the latest. Will keep you posted :)

I had the same info explained to me over the 'phone yesterday with regards the number of times my property had received a click on Rightmove. This was as a result of me stating my opinion as to their handling of the marketing of my property. I'm not best pleased & told 'em so. They said that I had the value of my property bang on, conveniently overlooking the fact that I'd dropped it by 10K from their original valuation just 5 short weeks ago. But they couldn't understand why I'd had no viewings. I suggested that maybe they needed to work a little harder for their commision. When I first had the EAs "Senior negotiator" in to inspect & value the property, I asked if the same situation existed today, as it did 31yrs ago which was the last time we moved house. "What do you mean" she asked, "Well" says I, "I pay you the commision fee, then I do all the work" Her face was a picture.:rotfl:
  • i am trying to sell it myself as well as using the Estate Agents with it on free property sites like Tepilo, The property channel SKY 216, its own facebook group and t shirts etc but do think we need estate agents unfortunatly especially in our little sleepy town.

family houses are just static at the moment in Bridlington and thats what mine is. Grrr
