Hope I can join you in this thread and eventually celebrate a successful sale and onward purchase. Just a quick re-cap in case you don't want to read the whole thread...have had lots of viewings but only one offer that pulled out as they couldn't afford the house in the end. Am now thinking of going multi-agency before considering a price drop.

Thanks for that spirit. From first putting your property on the market to completion seems to have been a fairly hectic 8mths. I wish I could say the same, hectic, I mean, not the 8mths bit. 5 weeks now for us & not a sniff. I rang the EA Friday last & told 'em what I thought of their marketing strategy, or rather, lack of it.
There is an irony here & that is when we tried to sell our first house way back in '72, the money/market situation was very similar to todays. We had it up for sale for a full 12mths, & the plan was to move the family to Jo'burg South Africa as I had a job/flat etc all lined up. I had to let the job & flat go & after that we took the house off the market. 1yr later, we decided to try again. We literally sold in one day to the first viewer. It was as though we were not to go to Jo'burg. Ah! well, I live in hope.

So what's your plan now heygringo? Are you upsizing/downsizing/moving to SA?
I suppose I'm a bit lucky in that Winchester house prices are higher than Thatcham and so I've downsized price/mortgage wise but not size wise.

why would you consider using more than one agent before a price drop? It's likely going to cost you a higher percentage agent fee anyway? Have you checked out what other nearby/similar properties have sold for but more importantly - are on for?

Thanks spirit, I've negotiated a 'winner takes all' deal with them, so that I only have to pay one fee to whoever gets the buyer. Basically my current EA suggested a price drop which I'd rather not do (have already dropped once), as it will make getting the next house difficult. Push comes to shove, then I will but as OIEO. The EA also let drop a while ago that the other agent may be giving his properties a bad name suggesting to viewers that xx's properties are in a bad location etc. We're not in a brilliant location, but it's not the worst in the area, so I thought if I have both on my side, it can help rather than hinder?
I thought I'd see how it goes with both agents for a few weeks, then if need be will consider dropping the price. Sorry if it sounds like a long-winded way of doing it but there is method to my madness! I haven't agreed to it just yet, but am thinking it's the way to go. Does that make sense?0 -

Thanks Spirit, I hear you. I think though, if the new agent was previously rubbishing my property (and others with the current EA) it might be better to have them both on. Whilst my initial EA may reduce their activity, I think because of the competition in the area, they'd still much rather see their sold sign on my house, given the amount of effort etc they've already put into the house. I may be wrong, but let's see. As for the new EA, they almost bit my hand off for the business, so at least that's promising.
I'm just hoping this slight change in tactics may shake things up a bit. Will let you know....am sooo wanting to have some good news, am fed up of nothing to report for months0 -

Not been on here in a while as things have been really busy. See this thread is still going at a hare's pace so I won't be able to catch up on everything but I'm pleased to see that Spirit has now exchanged - congrats!!
Our sale seems to be going along OK - I rang my solicitor on Friday for an 'update' and got the distinct impression they hadn't done much in a week or so with Easter!! Anyway got a letter yesterday dealing with my buyer's solicitor's enquiries etc so it all seems to be moving again - why is it you have to bug your solicitors to get action?? I'm hoping to complete Tues 4th May but watch this space!
We said we weren't going to look seriously for a house until ours was sold and done but one has just come up for sale round the corner from where we are living and we love it! It's overbudget and needs a lot of work - ha! All the things I said I wouldn't take on but I can so see the potential of the place and we love the location. I'm going to look at it with a builder this week and will decide on an offer from there. Imo it's overpriced for the work required so the offer will be at least 5% lower (we'll work up to that!), it's whether they'll take that I'm unsure. It's in a very popular street and in 2 weeks they've had a lot of viewings (due to street) and a few second viewings but no offers - that definately tells me it's too many £s!!0 -

In a way we are downsizing, ie leaving "bricks 'n' mortar" behind & going for a Retirment Residental Park Home. Just as much area room wise, if not more & all on one level & less garden areas, where we are now the garden is bl##dy enormous. Plus we are away in our MH for months at a time & the house is only inhabited part of the year, which is a waste. That's the reason there's no pressure for a buyer, as there isn't a chain involved. When we sell, we'll place the order for the Park Home to be sited, bung our gear etc in storage & clear off for a while abroad whilst all that gets sorted. The Park owner then sends us an email & hey presto.0 -
