Thanks for your good wishes everyone

This has been a total nightmare, 3 'buyers', 1 trip (almost 2) to the funny farm. Seriously I was signed off work for anxiety/depression for 1 month just before Christmas.

My agents have been very good, kept me updated - even though sometimes I didn't want to hear what they had to say (as in buyers can't get a mortgage). I took them in some bottles of wine this afternoon.

It just shows though that you really have to keep chipping away at your solicitor. They really are a funny bunch, it's like any old time will do, no sense of urgency whatsoever. If I hadn't rang the council to get copies of planning permissions (for the house I'm buying not selling) and rang the selling agents to tell them to get their sorry ar5es down the council to pick the documents up - since it was in their interests to do so to achieve the sale- then it wouldn't have happened. I kept getting the "oh I'll send them an e-mail which we might get a reply to some time next week" Blimey, if I was that slow with my customers, I wouldn't have any.

    Rant over,

Stick with it everyone, you will get there - trust me.

Glad you've got positive news

Be thankful you aren't dealing with Solicitors all the time as here in Scotland. Ours rang today to let us know that in the 2 weeks since our last call no viewings, no interest. They are having a FTB event tomorrow but I have looked into it and they haven't marketed it nor is it even on their website so that makes me think it is an invitation only so we're not holding our breaths...

hiya I am also in Scotland and we recently put our 2 bed semi up for sale with a local agent for o/o £110k and managed to get £112k. Be prepared for low offers as most buyers are trying this but they say that usually you get £1-£2k over the asking price if they like. Also interested to find out what is the amount your house is valued at in your home report as this also counts towards this. Good luck and go with the agent you like.

I had 2 agents with the same valuation and then another agent with valuation of £120K which we would not get in this market. We managed to sell in 5 weeks which was great and had 4 buyers over the door and 2 offers on the table. Good luck

We also bought a house and tried to get this before the asking price, since he has been on the market for 7mths and think it would be still on the market due to some of the stuff they have done. Anyway we ended up paying £1.5k over the asking price - but we can do the work and know that the house will be good for me and my family.

4 buyers and 2 offers! Great1 Can I ask where you are? I'm in Irvine. Ayrshire and also selling a 2 bed.

had to do half my bl00dy conveyancing myself though - chasing the local council for searches and then building regs and planning permission copies this morning!!

Yes, nice one spirit. :T How long did you have to endure the misery of putting your place on the market to exchanging contracts?

But again as I've said, it's a helluva long time since we were in this position. Do you just show 'em the lay-out, & if they seem interested, then go into detail about all the benefits that the property has. Or blast 'em straight away with every possible bit of info you've got stored in your head  till they submit.

I posted the above earlier, but haven't had any comments.
spirit, you must be well placed to comment on this.

heygringo, my hubby liked to show em everything - he reckoned that you dont often get 2nd viewings so may as well tell em all you can whilst you have the chance!! Nothing to lose by doing it!

Very true. I'm looking forward to when I can post-up on here using a happier icon, than the miserable "blackcurrant" :( I'm clicking so far.:rotfl:
  • Got a phone call yesterday from EA and I agreed to view no24 at 5pm today, then got a call this morning saying they've changed their minds I was happy really as I could do with a break and was grateful they didn't waste my time, but within an hour the EA rang again with someone else wanting to view at 1, my mouth said yes before my brain got in gear

Anyway it's done now, have no hope in the view whatsoever, as we've had young childless couples view before and they haven't been interested in our 4 bed semi, we've even had feedback that the house was too big
Do they not understand the dimensions etc on Rightmove!

Like I said in an earlier post I was determined to not view anything for myself till I sold mine, but I've booked one next week, though I wished I hadn't bothered now as I've since worked out that the 'summerhouse' used to be the garage and they've also re-fenced the property in such a way that there's no off road parking whatsoever, unless I'm willing to spend the money putting it all back to normal which I'm not

We live in uddingston, which is 8 miles outside glasgow in lanarkshire. I was also pretty down about viewers not vewing straight away but we got our sold in 5 weeks - so pretty pleased. Good luck
