    I've just exchanged contracts :T

    had to do half my bl00dy conveyancing myself though - chasing the local council for searches and then building regs and planning permission copies this morning!!

    Phew, drinks are on me :beer:

    Viewers should be lining up outside your door I would have thought - have you spoken with your EA, asked them if they are ringing round potential viewers - give them a gentle 'kick up the bum' !!!

    I've read them the riot act on one more than one occasion. But you can't force people to view. But I agree, under a "normal financial climate" they should be lining up at our door. But these days, things aint normal, nor do I expect things to improve when the next lot get their snouts into the trough.

    This has been a total nightmare, 3 'buyers', 1 trip (almost 2) to the funny farm. Seriously I was signed off work for anxiety/depression for 1 month just before Christmas.

    My agents have been very good, kept me updated - even though sometimes I didn't want to hear what they had to say (as in buyers can't get a mortgage). I took them in some bottles of wine this afternoon.

    It just shows though that you really have to keep chipping away at your solicitor. They really are a funny bunch, it's like any old time will do, no sense of urgency whatsoever. If I hadn't rang the council to get copies of planning permissions (for the house I'm buying not selling) and rang the selling agents to tell them to get their sorry ar5es down the council to pick the documents up - since it was in their interests to do so to achieve the sale- then it wouldn't have happened. I kept getting the "oh I'll send them an e-mail which we might get a reply to some time next week" :eek: Blimey, if I was that slow with my customers, I wouldn't have any.

    Rant over,

    Stick with it everyone, you will get there - trust me.

    hiya I am also in Scotland and we recently put our 2 bed semi up for sale with a local agent for o/o £110k and managed to get £112k. Be prepared for low offers as most buyers are trying this but they say that usually you get £1-£2k over the asking price if they like. Also interested to find out what is the amount your house is valued at in your home report as this also counts towards this. Good luck and go with the agent you like.

    I had 2 agents with the same valuation and then another agent with valuation of £120K which we would not get in this market. We managed to sell in 5 weeks which was great and had 4 buyers over the door and 2 offers on the table. Good luck

    We also bought a house and tried to get this before the asking price, since he has been on the market for 7mths and think it would be still on the market due to some of the stuff they have done. Anyway we ended up paying £1.5k over the asking price - but we can do the work and know that the house will be good for me and my family.

    Yay! Well done spirit :T Hoping to be in a similar situtaion next week BUT found out today that our buyers are waiting on a new mortgage offer as they have decided to borrow a different amount. !!!!!!???? Ah, we'll get there...
