Hi. Firstly, can I say this thread has been invaluable to my sanity this last few weeks. I did post a couple of weeks back, and thanks again to those that replied.
We have had 4 viewings since end of Jan - nothing at all in the last 3 weeks. We are now with another agent, but that was really due to differences with the other agents rather than thinking a different agent would miraculously sell the house. I'm just so fed up with it - I keepthinking maybe just stay and do this and that to the house to make it more like the house we want, but I worry we will do it then I'll still want to move. Our house is onfor £207,500 - it's a 4 bed town house. I just don't know who we are aiming at wiht our price - too much for FTBs possibly and anyone who can afford more will prob. want detached or not townhouse? Are we the only people not getting the viewings? Itfeels like we are at teh momentthanks for listening !

Our flat has been on since February and we have only had one viewing. It's soo fustrating and we are appealing to a limited market also.
Also found out the other one that is the same as ours that the Solicitors have taken on is a little better than ours (newer bathroom). not much but they seem to like it a whole lot more which makes me think ours may be put on a back burner...0 -

We had this problem - the nighbours went on the week after us at 2000 less, they have a bigger garden and no kids - so immaclate houseThey then reduced by £10000 and it sold after 2 viewings . ..
try to be positive - certainly know I was really negative with the couple of viewings we had whilst next doors was up for sale as I just assumed anyone coming to us wouldprefer theirs.
Am thinking of reducing (again) to get ome interest, but we reduced by £12000 after advice from agent and made no difference at all to the viewings - we have had none since !

I'm trying but we're getting to the point of needing any money the flat may make, plus it's been empty for a little while now and we're getting tired of having to pay bills for a place we don't live in plus the fact that we don't need that kind of money going out right now....
I am quite surprised because when I spoke to the solicitor he seemed to imply that it was in much better condition than ours but looking at the pictures it's only our old coloured bathroom that is different and the colour of the kitchen doors is different. Maybe it's the fact they have laminate and we have carpet....Could be an issue.0 -

I've been lurking here for a while and thought I would join up.
I am living "The Good Life" in Sw London in a good sized 1 bed flat with my partner CJ
CJ is a teacher and it's got to point we need to upgrade as her books are gradually overtaking the lounge..
This is the first time we have tried to sell a place and it went on the market the first weekend in March with a open day. To date we have had 18 viewings 1 second viewing and 3 offers, the highest was £15k below asking price!!! Nothing over the easter weekend either, except lots of chocolate :EasterBun
The top things I hate about this experience:
1. Buyers who book an appointment then 10mins before they are due they cancel after a drive by, simply saying it's not for them - We have had 2 of these, and despite them booking a week in advance and having full postcode, full google map and streetview they did not do their research until 10mins prior to appointment - Arghhhh!!!!! :think:
2. Buyers who have a viewing and tell the EA they love it and will make an offer after weekend, but want the EA to ring them. When the EA does, they don't answer the phone or reply to the EA's voicemails then disappear into the Abyss, we've had 4 of these!!! :question:
3. Buyers who make a really low offer then phone the EA every day for a week asking for an update even after their offer was rejected on day 1 and they refuse to move up on it! If we refused it and said come closer to the asking price, maybe thats a hint what you should do. Your constant calls to the EA will not break us!!!
Anyway good luck to you all in your sales!

Good news :j we have accepted an offer on our property today. We are now in a bit of a chain but they all seem to be ready to proceed fairly quickly as the person buying ours had to pull out of buying a property due to it having major roof problems. Fingers crossed for this all proceeding well.

had 4 viewings since thurs eve going on market, got an offer today but bout 5k lower than the lowest we'd accept, hope they make another offer!
For sale sign gone up today so maybe that will bring passers by to our door...?Mortgage free 04/03/2025. Thanks to this site and lots of overpayments bit by bit.
Next stop: house repairs, holiday fund, replace our very old cars, more financial security/early retirement savings.🤞0 -

I've not posted an update for a while thinking it might tempt fate. However, I'm due to exchange contracts tomorrow :T
It's been a long haul and so I feel everyone else here's pain with it allMy buyers are not really FTBs because they sold their last house before christmas and have been staying with family apparently. They TTd over the deposit yesterday, so can't exchange until that money hits the appropriate bank account, I'm told it should be over by tomorrow. These buyers have arranged their mortgage to start on 16th (which is our completion day) so I'm fairly confident that this will go through, :j
My house looks like cardboard city, boxes everywhere. I've cleaned out cupboards as I've emptied them and given the kitchen a good going over. When I bought the house, the skanky cow who owned it before left it filthy. Grease and dust on the top of the kitchen cupboards and I could not get the oven clean, even with a steamer, I ended up having to replace it. My buyers won't have this problem!
As for viewings, I was rarely in - deliberately. I'd disappear next door and we'd all look out their window to see who was looking (young or old couple for instance). Having been a p/t EA in a past life, I know that viewers will say nice things in front of owners just to be polite, even when they really don't like a place.
Take heart everyone, there is a buyer for every house, waiting for that one is a giant pain in the xxxx but stick with it and you'll get yours,Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j0 -
Pottyhouse - please share why 4 offers fell through. After many a month and an incredible amount of viewings I had an offer 2 weeks ago which was accepted. However I am absolutely paranoid it will fall through and want to cover any aspect I can! Don't think I can go back to viewings again....

And I hated the drivebys or the walkbys!!! People staring up slowly while in the bathroom or front room was so off putting and made my flat feel like a musuem or something! LOL.

Well here goes ....
Went on market end Feb 2009
Offer 1 - accepted end April 2009 to "HOMEBUY" couple (she was a nurse) - after firstly being approved for Homebuy mortgage when they went to apply and were told "no budget left" !!!!- back on market.
offer 2 - accepted mid June 2009 - 3 weeks down the line they lost their Buyer - back on market
offer 3 - accepted end Sept 2009 to same Buyer - all go for completion date before Stamp Duty kicks back in 31/12/09.:T
.......... guess what - our Buyer lost their buyer etc etc chain broke again - the week before Christmas !!!:(
offer 4 - accepted to a new Buyer mid Feb 2010 - EA could not get Solicitor details, survey not forthcoming so after 3 weeks waiting - back on marketTurns out ... they had lost their Buyer (GROUNDHOG DAY) !!!!!!!
offer 5 - accepted after 2 days back on market :T
So last week we had survey on our house and we are now applying (again) for our mortgage which will just be an amendment on a different new home - and all that above actually did US A FAVOUR - now we are purchasing a house we love in a 100% better location (actually a few doors down!!!!).
What can I say, we have been to hell and back ... we are still here and hopefully sane but with a 2 and a 5 year old don't know how we've managed it !!!!!!!!!
Fingers crossed this is the one!!! There are just 4 of us in the chain this time, us being number 3 - that has been our problem ... nothing to do with selling the house - the bl**dy chain !!!!!!!!!!!!!!!!!!:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0
