    We're leaving it to our solicitors and their property assistants to do the viewings as we no longer live there but of the one viewing we have had so far i think the assistants did more harm than good....

    we got on market thursday, and had 2 viewings good friday, 2 viewings shortly and then a 2nd viewing sunday.....am already getting annoyed with it all and remember why last time (7yrs ago) i said we'd never move again.....!!
    Mortgage free 04/03/2025. Thanks to this site and lots of overpayments bit by bit.
    Next stop: house repairs, holiday fund, replace our very old cars, more financial security/early retirement savings.🤞

    Thanks, we've highlighted what went wrong with it and we have another solicitor on the case but we're going to give them another month and then we'll think about changing if the problems carry on continuing...

    We got our first viewing enquiry for tues now- however I was in a quandry as I work tues eve. My OH is in but I want to do the viewing rather than him, just as he can be a bit shy and would not really enjoy showing the house off as I would.

    Does anyone else think that there is a difference in how you 'show' a property. I know that in the end it comes down to the house itself, but i really make an effort to have it spotless and will enjoy showing it to potentials.

    Its just the EA was very ''well it wont make any difference who shows them it.........'' when i was trying to explain that I would rather do it myself than leave it to my OH.

    Just interested me thats all.........

  • i know how you feel. i would rather do it than my partner as he tends to tell them all th ebad bits etc as he gets nervious

    I think it really does make a difference who shows & in what order. The best rooms should be shown first & also end up in the best room again to discuss anything so that the first & last impression is positive.
    We even found that the EAs were affected. DH showed back to front ie upstairs first as he wanted to save the best till last & we got the lowest quote. When I went ballistic (as we had discussed many times about the first 30 seconds being the most important) & we showed in the correct order, suddenly the valuations jumped by 30 - 50%!!!
