Don't do it ........ give it a few more weeks - this is the time that houses sell !!!!

Plus, your HIP will be invalidated and you'll have to get another one done if you change your mind and then want to go back on the market !!!!

How long have you been on the market now ..... give your EA a kick up the backside !!!!!!

I know what your saying PottyHouse, its just so frustrating, especially as most of the properties we have in our fav list have sold :(

We first went on the market last September, didn't get a single viewing, which wasn't helped by the useless EA. Took it off the market in January, did the work to get the loft conversion passed, then put it back on March 13th ()
We are with HouseNetwork, so a bit difficult to give them a kick up the backside.
I suppose i'm just being impatient, but unfortunately thats me, if i set my mind to something, i want/need to do it straight away :)

    Morning All,

I've been lurking here for a while and thought I would join up.

I am living "The Good Life" in Sw London in a good sized 1 bed flat with my partner CJ

CJ is a teacher and it's got to point we need to upgrade as her books are gradually overtaking the lounge.. :(

This is the first time we have tried to sell a place and it went on the market the first weekend in March with a open day. To date we have had 18 viewings 1 second viewing and 3 offers, the highest was £15k below asking price!!! Nothing over the easter weekend either, except lots of chocolate :EasterBun

The top things I hate about this experience:

    1. Buyers who book an appointment then 10mins before they are due they cancel after a drive by, simply saying it's not for them - We have had 2 of these, and despite them booking a week in advance and having full postcode, full google map and streetview they did not do their research until 10mins prior to appointment - Arghhhh!!!!!

    2. Buyers who have a viewing and tell the EA they love it and will make an offer after weekend, but want the EA to ring them. When the EA does, they don't answer the phone or reply to the EA's voicemails then disappear into the Abyss, we've had 4 of these!!!

    3. Buyers who make a really low offer then phone the EA every day for a week asking for an update even after their offer was rejected on day 1 and they refuse to move up on it! If we refused it and said come closer to the asking price, maybe thats a hint what you should do. Your constant calls to the EA will not break us!!! :naughty:

Anyway good luck to you all in your sales!

I think Housenetwork are one of the better "on line" Agents ??? At least they advertise on Rightmove ???

So how many viewings have you had now since March 13th ?? .. thats just over 2 weeks !!

    Welcome !!!

Well the good news is you are definitely having lots of viewings for the amount of time you have been on the market !

Fantastic that you have had 2nd viewings and even better you have had offers ....

Shame some of those viewings/offers are from by what appear to be "morons" ... well you can't have everything I guess !!!

Stick with it - it should get better ..... you'll see from on here some people have been experiencing this now for well over a year - I myself have been on the market for about 14 months now and we are now proceeding with our 5th offer so 4 weeks is nothing (sorry to say) !!!!

  • Hi all,

Did anyone get any "drive bys" over the Easter weekend ?????

Any viewings arranged for this weekend ???

By the way, how much notice do you seem to get for a potential viewing - do you get calls from your EA on a Friday afternoon for a Saturday viewing ?? That used to drive me mad !!!!

We haven't heard anything from our solicitors so no, no viewings unfortuantely and we wouldn't be likely to have drive bys as our old flat is down a cul-de-sac out of the way.

As for viewings our Solicitors is handling that as moved away last year, having said that with the one viewing we have had the solicitor neglected to tell us there had been a viewing until i asked hence one of the many reasons i have someone else in the firm handling it.

Pottyhouse - please share why 4 offers fell through. After many a month and an incredible amount of viewings I had an offer 2 weeks ago which was accepted. However I am absolutely paranoid it will fall through and want to cover any aspect I can! Don't think I can go back to viewings again....

Good luck to Markdn - sounds like you will have a good offer soon with all that interest - it sounds very positive.

And I hated the drivebys or the walkbys!!! People staring up slowly while in the bathroom or front room was so off putting and made my flat feel like a musuem or something! LOL.
  • Well after the excitement of accepting an offer on Thursday, our FTB has pulled out due to a 'change of personal circumstance' - Arghhh!!! At least it happened now and not after we'd started looking seriously ourselves!

Oh well - better keep the place tidy again now!
