Well, we had our two viewings today. First couple seemed very interested and spent ages looking around and asking lots of questions, they ended the viewing by saying to the EA "we are very interested and will be in touch." The second lady was a second viewing and was shown around by us, again she asked lots of questions and seemed very interested. Both viewings were lunchtime and we have been on edge all afternoon, but heard nothing
I have decided today that like some of you on here i don't want to be around when viewings happen, people make such nice comments and then you spend the rest of your time waiting for the phone to ring. Patience is a virtue i do not posess and want an answer NOW!!! :rotfl: I think its best not to be there when they view and then the stress levels are lower.

EA rang this afternoon and we now have two viewings on Monday instead of one.
Both of them have sold their property so fingers crossed yet again."This site is addictive!"

We even found that the EAs were affected. DH showed back to front ie upstairs first as he wanted to save the best till last & we got the lowest quote. exactly what i had planned to do....
but i do also think it can makea difference if the person presenting the property is happy and friendly, not that my OH is not, just he is a bit reserved around strangers....

There is a real difference who shows the property and in what order. As someone else has said, start and finish in the best part of the house or garden if thats best. I'm guessing as its an evening viewing the EA can't do it, although that may be a good thing if they think it doesnt matter.Justice for the 96 YNWA

Totally agree that the attitude of the person showing makes all the difference - and I certainly trust my EA in relation to that, he's enthusiastic but not overpowering.
I'm another one that got my house online on Thursday - no viewings yet, I don't think people do round here, but I'm pretty sure somebody drove past specially to view the house yesterday - I was doing the washing up, and a couple drove by very slowly looking at the house all the time - the woman actually caught my eye, and I'm up a hill from the road, which has a grass verge - so its a looooong way to catch somebody's eye. She didn't look too impressed tho2023: the year I get to buy a car0 -

Don't do it ........ give it a few more weeks - this is the time that houses sell !!!!
Plus, your HIP will be invalidated and you'll have to get another one done if you change your mind and then want to go back on the market !!!!

Yes I would agree try and have your home in the best possible condition but I also think atmosphere and a welcoming feeling is something equally important - probably something an EA couldn't get across fully if they did a viewing ?
My OH started off at the beginning with the viewings as I felt a bit funny having strangers trenching through the house !!!!! But then I took over while he took the boys to the park - on all the offers we have received it was when I did the viewings !!!! Not sure if its a "woman thing" making the house more homely !!????
My advice would be, show a real pride in your home, be very positive and really emphasise all the good points. I guess an EA would only be able to give a "generic" view of a property ... if you know what I mean ??
Also, I found there is nothing more offputting when viewing someone's home if they are really negative and give the impression they can't wait to move away - if they feel like that living there how do you think you are going to feel !!!!!!:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -
We have two seperate sets of viewers coming around lunch time today. So far I can't even be bothered to get up and dressed as I am so fed up with this.
DDs and DH are finishing tidying up downstairs and most of the work was done yesterday so all I have to do is tidy our bedroom and plump cushions etc.
I know I should be delighted to have six viewings in three weeks and both the couples today have sold their properties but I just can't get myself into gear.

Thanks,however i wasn't really looking for advice how to show my home when i posted before, more that i was surprised that I valued the importance of the person showing that house much more than the EA did.....
Also , i know if I were an EA and had a owner doing a viewing because it was out of hours, i would fully brief tham on the best way to do it..........

Two lots of viewers have now been and gone.
First lot were non commital and second lot had just started looking so don't expect much to come of it.
House is rapidly resuming its lived in look, home made lasagne is in the oven and I am calming down with a coffee."This site is addictive!"
