    We put ours - 2 bed terraced in Ayrshire, Scotland, on the market last Wednesday. No viewers as yet. I'm desperate to get the first one throught the door.

    Thinking of getting a colleague to do a mystery shop today to see whether the EA recommend our house. The valuer really impressed me when he came round compared to the other 3 guys so thats why I picked them.. hopefully this continues but I want a viewer and i want one now!!

    Tried very hard to make the house looks its very best.. its on 7 websites including rightmove. Fingers crossed. If anyone wants a looky and can give any constructive critisism I'd be interested! I can send you the details via PM.

    Any tips on how to do the viewings? Where we love its the done thing for us to do them ourselves, which I think I actually prefer tbh! Go to the best room first and then end up back there.. trouble is.. I'm not too sure what I'd class as the best room!!

    I'm so despeate to go and look for us but I've told myself no until we have a bite. Enjoying being on rightmove saving my preferred properties!!

    Well after chatting last night we are now looking at changing solicitors but may have to post a separate thread as we need to know what costs we would incur by changing such another marketing charge for the Solicitors Property Centre and new photographs etc..

    I have had nother EA out. Alot better than the last hopeless one. This EA feels price is 2k under our ideal price but with scope to possibly being at our ideal price. I have nother few coming up today.

    Property selling!!! what a nightmare. After 31yrs, we have put our house on the market with a local EA, Rightmove & Gumtree (we'll try anything) So far after 5 weeks. not a single viewing.

    Looking at LilacPixie's post, I'm wondering if we haven't shot ourselves the foot. We have a new property lined up & there is no time scale, so no pressure on our part, we could move out tomorrow, put our gear in storage & clear off for a couple of months in our MH while our new property is readied, but, we have put our selling price at 10K below the EA's valuation, hoping to get a quicker sale. Now we are wondering if that is the reason we are not getting any viewings. Our property is in a prime location, not overlooked, modern, well cared for etc etc. But we are concerned that the lower price could be a put-off.

    We are of the same mind as kelda_shelton we just want someone "through the door" Once that happens, if they be a serious viewer, all the properties virtues can be displayed.

    gringo - it is a nightmare.

    My home is a 2 bed flat in scotland. I would like 70k for it, Had 2 EA's out today. number 1 said she feels 70k is acheivable but would like to put on at offers around 68k.

    Number 2 says he feels this property is finished off well and the improvments we have made have been quality ones. He feels the valuation will be around 75k but realistically expect to get 70k as people love a bargain. He is suggesting offers over 70k.

    It is an exciting time I am swaying to EA number 1, she sounded more positive and have a reputation for being straight to the point. EA number 2 is marketing a property along road from us that is a 2 bed mid terrace that looks lovely for O/O 81k and he says he has had no interest really, I said i was surprised as I liked the look of the pictures and if it wasn't for us wanting a new area I would of been viewing and he said 'yes the pictures look nice but the finish isnot near as good as this one'. That may be true but putting myself in the position of a buyer I think i would rather pay another 6k for a house.

    Tape measure couple still sounds positive for you though. I haven't brought a tape measure with me to any of my viewings!

    We too had a viewing yesterday - and they have said loved the house but some more to see at the weekend - can EA let them know if we have any interest in he house in the meantime

    Is it really a positive sign when people say YES LOVED IT but won't commit ? What do people think? Don't want to get hopes up :)

    I noticed a post by tabskitten saying how she would prefer to show people round. I'm the same way. SWMBO is the shy & retiring type (except when I wind her up):rotfl:But again as I've said, it's a helluva long time since we were in this position. Do you just show 'em the lay-out, & if they seem interested, then go into detail about all the benefits that the property has. Or blast 'em straight away with every possible bit of info you've got stored in your head :mad: till they submit.:eek:
    But, hang on, I have to get 'em through the door first.:(

    Well I think it is sensible not to get your hopes up - a pessimist is never disappointed and all that! Having said that, it sounds like it was a positive viewing so they obviously like it. The question is whether they find something else that they like even more.

    My agent has said that he will chase our viewer up in a day or two to find out how he/she is getting on with their search. He also said that he has gone over to our flat today to take another pic of the outside as it is such a sunny day. Pleased that it seems they are being a bit more proactive.
