am nervous already, only done the buy+sell thing once before and swore we'd never do it again.....!! This time its def the last time though (fingers crossed!)Mortgage free 04/03/2025. Thanks to this site and lots of overpayments bit by bit.
Next stop: house repairs, holiday fund, replace our very old cars, more financial security/early retirement savings.🤞0 -

We've had our studio flat on the market since middle of February, one viewing but nothing else, the problems of a limited market. Hasn't also been helped by the fact that our initial solicitor deaing with it was a numpty at best and kept making crashing mistakes. She wanted us to reduce the price but her boss has now taken over after we couldn't deal with her any longer and he disagrees with her and thinks it's fine as it is. Had another phonecall since i spoke to the boss and again it wasn't exactly a fruitful phonecall so we are consideirng whether to change solicitors in 3/4 weeks time though having shelled out £250 on marketing don't really want to pay it again.
It's so fustrating when you haven't got a property that appeals to every market...
Our photos also have snow on them should we ask for them to be redone when the weather does finally turn so as not to date how long it has been there?0 -

To those feeling down about it all,as you know it may take a while but it WILL happen! Our house was on the market for 16months with only 6 viewings, 3 of whom were complete timewasters! Whereas Pawpurrs who started this thread had over 50 viewings! We started off at £152k if I remember right (with similar/slightly smaller properties on at £155) and ended up selling for £125k just to get away. If my family hadnt been split into two different areas of the country (I was in Midlands with 5 of the kids whilst hubby and eldest were 250 miles away and only came home at school holidays) we would have just sat and waited it out. If there is one thing the whole process taught me its patience! Good luck to you all!

So glad to hear that Goldengirl, I think you accepted offer end Jan/Feb time?? I remember reading your threads and thinking how nice that you had sold. We accepted offer not long after, blip of 3 weeks then back on the market and then sold again within 2 days !!!! Nearly had nervous breakdown and reached the end of my tether with it all !!!!
We are just going through the process now, had survey on our house on Monday, IFA dropping our paperwork off for survey etc for our purchase tonight and the word "exchange" is something I really, really want to hear !!!

I'm on my best behaviour with this post, on this particular thread. I have no house to sell. My idea may or may not have been brought up before.
I thought some of you might find it useful to read over the EA flyer/leaflet from when you bought your home originally. If you have kept it. Of course, pricing is important and pics when seeking to sell a home, but often the description can be very influential in attracting potential buyers.
Looking at the EA flyer/leaflet description from when my parents were buying their last home (in the 1980s), it has a really appealing description. It is much more favourable than the descriptions I see on Rightmove for houses going up for sale in recent years on the same street. And much of the 80s description still applies today, for the house, (secluded) gardens and a positive blending description of the area itself.
There may be some appealing description stuff you could get your EA to add to your listing now you're trying to sell it. After all, the original EA flyer/leaflet may well have had influence if your decision to go view it in the first place, before you went to go on and buy it.
Its a good idea but as we pay EA to sell our homes I guess we trust them (a little too much ??!!) to word the descriptions - some of the wording I see is ridiculous by certain EAs ! "sumptuously decorated hall" is one I still can't get over !!!!!
Sometimes I wonder if Sellers even read the descriptions about their own homes and the amount of spelling mistakes and errors gets me a little angry !!! I would make sure the EA corrected if it were my property.:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -
the 'blurp' on the bungalow we have just purchased said "ideal for enthusiastic purchaser". the house now has very little walls left, holes in the ceilings, not many floors, no water, gas, bathroon, kitchen not lights in all rooms. a you can guess we are renovating it. my dad, who is helping keeps says "are you still enthusiastic purchasers?".
the fact there was no pictures of the inside either was a sure give away that it needed renovating ha ha

Hi, I originally posted when I went on the market back in September at £96,950. After reducing the price and finally marketing at 'offers in excess of £90K' I have today had an offer of £88K. Now I'm really getting nervous as I don't want to lose a buyer but neither do I want to let my flat go too cheaply (I've recently extended the lease to a new 100 year term)
House Network have said that this is an 'initial offer' so I have told them to go back saying that I was really looking for an offer in excess of the 90 and see if they will up it. I know I'm not talking about a great deal of money but just feel that accepting an initial offer wouldn't be right either.
Just thought I'd post on here for some moral support.

good look CB i would always ask for more on an intital offer. whats the worse that could happen, they could say no more, then you just have to decided if you want to take 88. at the end of the day its just 2k off but its your choice, you are selling and you have to decided
