Hey everyone can I join in??
We are putting our 2 bed terrace on the market- should be on by Friday next week. We have an appt with the HIP people on Wednesday and should be on the market by Thursday- Friday at the latest.
We live in a very cheap area and houses such as ours go for anywhere betwn £80-90k depending on it's condition etc.
We are putting the house on for £89,950 in the hope we get £85 or £86k. We've put a new kitchen in, Double glazing, boiler, damp proofing, new flooring and redecorated throughout.....
We desperately need a 3 bed house and want a garden.

It's amazing, all the rooms are huge, loads and loads of potential. But need to sell our house for £85k to afford what needs to be done.

I haven't been on here for a week or two, but in that time my better half and I decided that we really couldn't put up with the poor photos, which the EA had taken, any longer. I've a half-decent camera (low-end DSLR) and picked up a wide-angle convertor lens on ebay for £20 (not the highest quality thing, but sufficient for this purpose).
Over a couple of days, we took photos around the house ourselves, constantly reviewing them and changing things in the room or where we took the photos from. The resulting photos, if not up to professional standards, are miles ahead of the EAs photos (taken on a small point-and-shoot digicam) and they went online late last week.
We've since had 2 viewings booked for this week already, having only had 3 viewers in the previous 7 weeks. Of course, the time of year, brighter evenings and the stamp duty change may have helped too... :rotfl:0 -

I'm on my best behaviour with this post, on this particular thread. I have no house to sell. My idea may or may not have been brought up before.
I thought some of you might find it useful to read over the EA flyer/leaflet from when you bought your home originally. If you have kept it. Of course, pricing is important and pics when seeking to sell a home, but often the description can be very influential in attracting potential buyers.
Looking at the EA flyer/leaflet description from when my parents were buying their last home (in the 1980s), it has a really appealing description. It is much more favourable than the descriptions I see on Rightmove for houses going up for sale in recent years on the same street. And much of the 80s description still applies today, for the house, (secluded) gardens and a positive blending description of the area itself.
There may be some appealing description stuff you could get your EA to add to your listing now you're trying to sell it. After all, the original EA flyer/leaflet may well have had influence if your decision to go view it in the first place, before you went to go on and buy it.0 -

That's a good idea dopester, but after 22 yrs, 1. i don't have the original leaflet and 2. my house is now completely different from how it was when we bought it.LBM 01/01/11

the snow's not helping i would of thought, i also thought its about now that things pick upfingers crossed for you
due to exchange next week and then our FTB will give 4 weeks notice, so early May i would think. Hopefully that ties into our purchase2010 challenges

To those feeling down about it all,as you know it may take a while but it WILL happen! Our house was on the market for 16months with only 6 viewings, 3 of whom were complete timewasters! Whereas Pawpurrs who started this thread had over 50 viewings! We started off at £152k if I remember right (with similar/slightly smaller properties on at £155) and ended up selling for £125k just to get away. If my family hadnt been split into two different areas of the country (I was in Midlands with 5 of the kids whilst hubby and eldest were 250 miles away and only came home at school holidays) we would have just sat and waited it out. If there is one thing the whole process taught me its patience! Good luck to you all!0

My house is just about to go live on the EA's website and rightmove - I've sold two properties before, and I must have been *so* blase about them - I really don't remember this level of angst.
