    Finally, do you think that putting it on for £139950 might provide a psychological advantage?

    I lived in Leamington Spa from 2004 to 2008. We sold our 3-bed terrace in 2008 because of relocating for work. It took about 5 months to sell it and we had to reduce the price a couple of times. I remember at the time that flat sales in the Town were awful and we had 1 friend who simply couldn't shift hers.
    You may have to drop the price and the "offers over" thing. If I was a buyer, the offers over would put me off.

    Spoke to the EA today, decided to reduce price to a flat £139995 in the first instance, looks a bit lower like that so might attract more people.

    EA said that property was showing in top 20% of hits for their property, but obviously not translating into viewings yet. Also said that there was a 75% increase in hits after photograph change.

    We'll see what the next few weeks bring!

    Good luck with the sale. Are you leaving Leamington???? I absolutely loved living there, Leamington is a very well kept secret.

    We've just been called to say that there is another viewing happening now. So that brings us to 6 altogether (been on 4 weeks today). We'll see what happens....

    Everyone keeps telling me that it will pick up over Easter - is there any truth in this??

    I know what you mean, 95% of the time that I read this thread I am feeling grumpy too.

    Never mind, probably this person will look round, say its not for them and then I wll be grumpily joining you back on here tomorrow! (Although I hope not!!)

    doesnt help that its grey and horrid outside either though. were is the Sun?!?

    got 6 days off when i finish work tonight though so full spring clean boxing sorting garden sprusing in the hope the good vibes may bring fresh eyes to my house. all fingers & toes crossed

    I also have 6 days off, can't wait. Apparently we are getting sun on Sunday - the one day that the EA is closed!!

    Had the survey on our house yesterday which is amazing as its 2 weeks to the day we accepted the offer so moving very swiftly ! Hopefully it wont be down valued but as we had it valued last September and everything was fine then it should be ok now (prices have gone up ???!!!!).

    Got an IFA coming to our house on Thursday hopefully for us to "redo" our mortgage offer on new house we are buying. Had all the legal docs back from solicitors which we have had to do all again - bit of a pain and dejavous !!!!

    Its that time of year when houses sell so fingers crossed for everyone !!! :beer:

    Glad things are going smoothly, well almost!
