    Regarding so many people viewing and no offers, the estate agent is miffed too. Most people whine about no parking, or they don't like upstairs layout, but no real feedback.

    After weeks of no viewings I've got three today, must be the stamp duty thing, so fingers crossed!

    my house was already under stamp duty but im hoping the stamp duty news will give renewed hope to the people selling their flats etc so they can buy my family house or just bring fresh life to the market. we have not had a viewing for ages

    im getting a t shirt made with the picture of my house on it so i can wear it while walking to work for free advertising ha ha no really, im that crazy. only 69 days till i get married, think its sending me insaine

    Of the four viewings in the last fortnight , we have had feedback from two.

    One thought it was too big for two people (then why view, as size etc clearly stated?)

    Another thought the house and area was good but not ready to move into for her (then why tell EA she wanted house she could improve and with potential and character etc?) On leaving she asked where Mornington Crescent was- surprised when I said I had never heard of it and was she sure it was Tadcaster itself. Looked it up later and it was in Harrogate!!!!

    If someone wants a whole new build inside an Edwardian property that is precisely to their individual taste then maybe they should do it themselves or else pay the very much higher price the house would cost if we had cynically "doctored" it.

    The other two families seemed to really like the house but either have still to sell their own or need to discuss with rest of family etc. re decision and finances.

    Having had several viewers say how our photos of the house don't do it justice- one of them told me the photos on Rightmove are fine but the ones on the EA website are the old photos showing the old hall and stair carpets which we replaced and the old colour scheme in the lounge :eek:

    Contacted EA and it has now been fixed so fingers crossed.

    Ok so we had it out a little bit with our EA on Friday afternoon. Basically complained at lack of viewings and said that we were considering trying it with another EA. He said that he agreed that it had been a "poor performance" and that they would give it another big push.

    We also asked him whether he was showing it to people who wanted 2-bed places (ours is 1-bed but easily big enough to convert to 2 - in fact, when we bought it we were looking for 2-bed places and the EA at the time insisted we see this one!).

    Anyway, was out viewing a couple of flats yesterday and EA calls to say someone is in their office who wants to see some 2-bed flats and has agreed to come and see our flat too! We said yes and off they went! So viewing number 5 in the bag. Feel a bit more cheery now, let's hope we get some more.

    Hello.

    First time on this thread. Has anyone noticed a surge in viewiings since stamp duty abolished on properties up to 250k? My agent said offering to pay stamp duty would make little difference to finding a buyer. Now he has sent me an email saying the chancellor's decision will have positive beariing on your property. Contradicting himself there. I have had an offer on my property since this announcement but don't know if just coincidence.

    I have noticed a "surge" of one viewing since the change in stamp duty threshold :)

    Of that viewing, EA phoned this morning and said that they were considering a second viewing, but then dashed our hopes by phoning again to let us know that they were sticking with their original plan and really wanted a 2-bed. Which is, of course, fine - I still feel happier with things than I did last week.

    Will hopefully get some viewings during Easter.

    Twisty - in the description it says private garden then doesnt mention it again - do you have one they could photograph? Would be nice to add it esp with the sun appearing occaisionally lol!! Also do you have a good view from the bedroom window? Would be nice to get that on as well if so!

    Erm the flat was too big for two people? What sort of feedback is that. That sort of comment is sooooo frustrating - how can it be too big? Is it a penthouse? LOL.

    I have had phone contact with another 2 agents. Both sound positive and on eof those has just sold a property along the road, it went ot a closing date friday just past at o/o 81k. That was a ground floor wih a small garden, we are top floo with an attic and balcony. Trying to work out if we should put a little bistro set on the balcony to sell it as a reliable outdoor space, its south facing.

    My viewer on Friday has told me she 'wants to buy my house'. According to the EA she had nothing to sell and is in rented. That actually isn't true - she is in rented becasue she is getting divorced and the marital home is on the market. Until that is sold she has no money for a deposit / mortgage.:mad:
