We we're originally on the market for £124,500 (valuation given by 3 EA), but didn't get a single viewing, when we had it valued again last month it was valued at £120,000, we're hoping to get £115,000 which isn't bad considering we only paid £21,500 for it 22 yrs agoLBM 01/01/11

ooo thats nice Mumof4, supprised not had more interest but as you said you not been on market that long really and i dont know your area at all, i think it looks really nice.
would have probably minimised picture 10, taken out computer and that brown big stroage cupboard. but very minor nit picks
i woudl have also put up some plain brown curtains in 12
but as said only opinion and very small things.

Hello all,
Joining this thread as I've been on the market since end of Jan, having to sell to release equity to pay debts. Had about 15 viewings in the first two weeks, and even two second viewings, but not one single offer, and then no viewings at all for weeks. I think it is priced very competitively, a smaller one a few doors down was up for 8k more than mine and sold in a month. Things are getting incredibly tight now and I'm beginning to think it won't sell.

No new interest in our flat. It's been over a week since we dropped the price and not even a sniff of a viewing. I asked EA to call me today and he hasn't yet (sent him an email late yesterday evening) so not feeling great about things at the moment.
Two other EAs have contacted us basically to see if we want to switch. I had discounted doing this as I guessed most people were just like me and check on rightmove and EA not actually that important.
But now I'm thinking that if EA takes 2-3 days to return my call/email, he is probably doing the same with potential buyers.
Also thinking I might be able to get cheaper rate if I switch to new EA. What does anyone else think? I only have to give 7 days notice to get out of current contract.
One of the other EAs is very proactive in contacting me about flats and tbh I have ended up viewing a couple that I had discounted on rightmove - so maybe the EA is important after all.
Feel a bit bad though as our current EA is really nice, but I know this is not enough0 -

i agree you maybe able to get a better % if they are chasing you, you could bounce them off each other of use them to get your existing one down if you didnt want to switch. or even go joint agency.
i feel the same , mine is really nice and i feel bad so am sticking with them for another month or so. shouldnt really but its just my nature

Regarding so many people viewing and no offers, the estate agent is miffed too. Most people whine about no parking, or they don't like upstairs layout, but no real feedback.
After weeks of no viewings I've got three today, must be the stamp duty thing, so fingers crossed!0 -
my house was already under stamp duty but im hoping the stamp duty news will give renewed hope to the people selling their flats etc so they can buy my family house or just bring fresh life to the market. we have not had a viewing for ages
im getting a t shirt made with the picture of my house on it so i can wear it while walking to work for free advertising ha ha no really, im that crazy. only 69 days till i get married, think its sending me insaine
