    Oh no - now the people who offered want to second view tonight. Argh - its too much. Maybe I should have just accepted the offer.
  • just be calm, they liked it the first time didnt they, so nothing to worry about. just make sure all the little bits of decorating etc are done and look round the place yourself with a jugemental eye, at ceilings, floors etc as if you were buying. will be fine

    Still no feedback from our viewing last week :mad: and no more viewings booked, although dh was putting the recycling stuff out today and a bloke stopped in his car and asked if it was our house that was for sale, he asked if it had 4 bedrooms and the back garden was flagged, dh confirmed, so he said he would contact the EA to arrange a viewing!
    We'll just wait and see if anything comes of that.

    Looks like some of you are having a bit more luck and are managing to sell!

    this thread maked me nervous. I still have no idea what ours is worth. The EA that is coming up on Thursday I don't think i will like or want to deal with. The more i think about the discussion with her admin person who after all is the person viewers will contact first the more i think I do not what to use that company but in the same respect I do want several EA's to come out and give us an opinion.

    I asked in our little conversation about pictures ad the pictures in property sched's on the whole are poor in my area and the admin person said they use an megapixal digi camera. not even an SLR just a digi. I asked if I could submit my own pictures as i have wide lens etc and was told nope. I m not happy with this at all. I am not totally discounting them after all the EA herself may be ok and maybe her admin person misunderstood or something ( not sure how she could)

  • why dont you just get them to give you an idea of price but go with one of the others youwill get out. we got 3, just the top selling ones in our area. we discounted the very top selling one (who was only about 2 properties a month more ) as they were just unfriendly and we had had bad reports from Solicitors and buyers about their selling attitude etc.

    choose 3 (or more) and go with the one you feel most comfy with. if after a bit your not happy, change to a diffrent agent (fresh pair of eyes). some agents with even got ' joint agency' for you. but depends on the agents.

    I think thats what we will end up doing. We discounted the biggest two as they are a bit faceless, I have viewed properties with them in the past and was not impressed at all and they have never asked for feedback from me/us and i just felt that if it was my home they were selling then i would not be happy. Our selection is the EA attatched to the solicitor I used as a FTB. solicitor is great but not impressed with the EA so far. Solicitor and EA that a neighbour used, he is highly recommended and seems the nicest when we spoke on the phone and the EA my friend is currently using. They seem ok with her so far and seem to have alot of properties going to a closing date.


    I am stressed just chosing and agent pity hep me when it is actualy on the market.

    Thanks - although you don't mention why you posted the link to that house. I hope you aren't suggesting that I drop my price to less than £110k based on a quick rightmove search! :)

    Of course I'm sure you know anyway that the guide price in an auction very rarely bears any resemblance to the final sale price.

    There are a few 2-bed places that are similar price or cheaper than ours, and that is obviously a factor for buyers to consider. Our asking price though is based on thorough research and expert advice, rather than crude comparisons with other properties that only have a postcode in common!

    Well the buyers came back and offered more but I am going to have to extend the lease. I accepted and sols details have been swapped today. To be honest I am losing lots of money and am feeling a little sick at the thought as it will knock on what I can buy later. My partner and mum think I am crazy accepting the offer as it is so low but you know they don't have to live with the months of viewings and no offers. I am also reasoning that the sooner I sell - it is months less of paying the mortgage (I am not buying straight away) and also risking a possible flood of properties and the prices drop. I will be saving like crazy now and I certainly can't treat myself with any money I do get. However if the selling situation was making me more stressed than the loss of 20k+ then I reason it is the right decision. Any thoughts?
  • If you are happy at this then its your choice at the end of the day. the market will pick up as the weather warms and with the new stamp duty thingy now(sorry cant remember how much your property was). but if its making you ill waiting to sell then do what is best for you.

    if i were you i would ask your estate agents not to take the board down/change the board straight away and just keep it on the market for a bit, if possible, so you dont loose any potential buyers in the early stages of the sale in case it falls through (fingers crossed it wont of course). you were always most likely to have to sort the Lease out for a purchaser anyway.

    just take a big deep breath and think long hard and clearly if what you have decided is right for you.nothing is final until exchange has taken place.

    Just had phone call from EA and have 2 more viewings. House is finally on internet and got details to approve today. Only took them a week.

    We will see what tonight and tomorrow bring!
