    OMG - I have had an offer after 6 months and 70+ viewings. It is someone who wants to BTL and although they have offered low (20k less than I paid for it in 2006) I am relieved that someone actually wants to buy it. I have asked the agent to get them up a bit (surely everyone offers less than they expect to buy it for). However after so long I am so so nervous now and just want to say yes! Thankfully they will also extend the lease themselves which is worth 10-12k and they can move quickly. Very excited and fingers crossed they come back with a few k more and then we can go from there....

    Thanks for the feedback, I will make sure I move those towels etc when we have viewings. Like you said, small things but all add up.

    I hate having the wheelie bins in the garden but, unfortunately, we aren't allowed to keep them down the side of the property as this belongs to the downstairs flat.

    well done you. make sure you get what you actually want for it though, dont rush in too fast. also be carefull, nothing is a definate until contracts are exchanged.

    goldbyron - brilliant news. bet you are so relieved. if you want to push them up a bit, decide by how much, then go slightly higher so they can meet you at the price you want. But at the same time not too much so they dont walk away. As an investor they wont want it if the price is too high against the income they will get. On the subject of the price drop, we sold dad's house for 25k less than he paid for it in 2007. But by you taking this drop, you can use that when you offer on your next place. Well done

    Thanks I see what you mean. Yes I might do this and retake the pic myself. Probably quicker than getting EA to do.

    I'll let you know what I find out about the BTL possible offer.
  • the EA use wide angled lenses on the cameras to get a better picture, maybe worth getting them back to change it for you

    We dropped our price from £138,950 (which was always a long-shot) to £133,950 last week.     Really appreciate all your thoughts, it feels good to talk it through with somebody unconnected to my situation.
