    Well we have two offers in, not sure what to do yet. One is only slighty off asking price, might try and push them for more. Might leave it until monday to decide.

    Can't believe its all happening so quickly, wasn't really prepared for this. Can't believe someone else will be living in my parents house in a couple of months, after them living their for fourty years.

    i woudl have maybe taken everything off the worktops in the kitchen, just for the pics, to make it look as big as possible.

    which are the bedrooms? are they big enough to get beds in. we dressed our rooms to make them look like bedrooms with fake beds just so people know they can fit a bed in.

    i woudl have ask for pictures of the garden and all the rooms rather than the same pitures duplicated. makes you think maybe there is somethign wrong with the other rooms and garden.

    just my opinion, i know the others on here are very good at helping with this kinda thing.

    Well done. i would make sure i picked the offer that is most likely to go through to completion rather than the highest as sometimes the highest isnt always the best. Good luck

    Luckily the highest price is from people who live in the village and knew my parents and have fallen in love with the house. They are selling to a cash buyer but as the EA has warned me we don't know what their mortgage company will value it at.

    Cleared most of the sides when I took the pics - the microwave etc, but will have another look.

    The gardens in a bit of mess at the moment. Well not messy, Just because of the weather ive not had much time to do anything to it! Theres a pic of one of the bedrooms that shows on the HN site, will need to have a look at getting it to show on RM.

    EA been and gone. Not impressed at all. I didn't fell any sort of rapport with her at all advised that valuation is about 10k less than we thought which was what the same property next street sold for in october 09 and recommends o/o price of a further 5k under that. Bring in mind is it a sub 100k property I felt that was unrealistic and the EA admitted she had no idea about the area at all.

    I will be getting another 2-3 agents around in due course butcause I just have no faith in that particular person.

    Ha ha as if she admitted to not knowing the area. no good going with someone you dont like. see what the others say, you need to be happy as after all they will be working for you

    I would agree about the picture of the back garden. The EA we were with before didn't take a pic of our garden basically because we had a huge trampoline in it! Since taking it off the market in January we have had a major clear out and binned the trampoline, so now we have new pics, which include the back garden. Apart from that i don't think there's anything else you can do to improve your house.

    HN do seem to duplicate pics. Here's the link to our house. Any feedback welcomed :)

    It took a lot of playing around, but we managed to solve it from showing duplicate pics. I think you have to remove them from one section in the HN settings.

    Thats a lot of house for the price! Would be on my saved list if it was down here! Cant really fault your pics, the house is beautiful.
