    After pulling out of purchase this week, have just seen very nice property. Have another to see on Mon/Tues, but this one ticks most of the boxes (garden a little smaller than wanted but nice kitchen diner extension, and excellent location). Don't want to rush in case of "love on the rebound" after earlier disappointment but will book second viewing for after I've seen the other one, and consider putting in offer. Yayy!

    Hi all

    Just a quick one to say I've heard back that my buyer's valuation is fine - thank god! Don't know why I was worried as it is worth what they are paying but sometimes you just don't know these days.

    Fingers crossed that those of you who have had viewings this weekend get some offers soon!

    We have a viewing tomorrow at 11a.m.

    Thats three viewings in two weeks and I doubt any of them really know what they want, or even the town they want to live in - sigh!!!!!

    I'll go through the motions but getting fed up with this.

  • our update this week;
    the electric report from our buyer has come through and our electrician friends has checked and said its a fair price.

    i've rung EA and told them to either knock it off the house price or offer for us to give him the cost (via chq) on completion. just waiting to see which option he wants to do.

    once thats confirmed we will inform solicitor and progress with the exchange,

    our buyer asked about the boiler certificates so i need to get them this week

    i think he wants to complete after easter....................we are struggling with the seller of the house we like (he's selling himself and never returns our calls) , so have arrange temp accomodation in our friends caravan if needs be :(

    Helmshore- whay can i say- i cannot fault the house- it is so wonderful to live in- if i could take it with me.........

    Prices are very reasonable, Helmshore we only bought last may and is back on for same price we bought it for.

    When I did eventually speak to an agent they said FTBs are really struggling to find deposits and that's who our house is perfect for. Apparently high end property is selling quickly.

    We have the house on for £136,950 which compared to other similar properties, is very well priced. Do you think it would appeal to people if we offered to pay the stamp duty? How long do you wait before you drop the price (I don't want to look too desperate!). Do you think it would be more appealing to be chain free (I don't really want to do this as it means moving back to my parents until we find a new place and then we'd have to complete within six months else we lose £4,000).

    I really want to change estate agents because they have made so many mistakes but I'm locked in a three month contract. They've also told me that I have to wait until the contract ends and then give two weeks notice which makes the period with them even longer. To be honest though, I know a lot of people look at property on Rightmove etc so a different agent might not make any difference. Has anyone ever managed to get out of a contract?

    Sorry to go on. I know a lot of you have been selling for a lot longer than me and I must seem very impatient. I just wanted to share my experience because I think my husband and family are sick of listening to me go on!

    Torquay is my dream place to live but unfortunately that won't be for a few more years or so .. otherwise I would have gladly snapped up your house !!!!

    This is the thread to share your worries, thoughts so go ahead - its like therapy I suppose !!! Yes, my OH gets fed up of my going on about things too !!!!

    Lots of things going through your head it sounds like - I guess you can drop your price at any time, depends on how badly you want to sell your property, (although you say it is on at a good price anyway) however, you may get viewers who think you are desperate to sell and offer you silly prices (which you don't need to accept).

    Chain free is good but could be a nightmare for you to find somewhere to rent etc, you don't know how long your property could take to sell !!

    Stamp duty idea sounds a bit more of an incentive to Buyers and better for you than dropping your price as it would only be about £1360.

    Got first viewing at 6.00pm today. House went on the market Wed, board up Friday but still not on EA's website or rightmove - or been sent any details to check.

    Any ideas how long it will take?

    Heres hoping the guy turns up!!

    Wow Dillence - you've done well to get interest so soon. Can I ask what area you're in - we've been on the market two full weekends, and not a sniff of interest!
