Hi guys,
I'm a first-time seller. Flat has been on the market now for just over two weeks. We had three viewings in the first 10 days but nothing since then and no offers.
Reduced price from £138,950 (this was always a long shot) to £133,950 yesterday so fingers crossed this gets some more 'bites'.
Property is a one-bed flat in West Sussex. Price is on the high side but that reflects size of rooms (e.g. 20ft bedroom) and the fact that it has all been done up (plastered, new flooring, new kitchen and bathroom etc).
EA says that it's been a slow start due to ours being a "specialist product".
Feedback so far has been that flat is lovely but 2 people were put off by it being on a main road, which I understand but obviously can't change. We were hoping that the reduced asking price might mitigate this.
We're willing to be flexible on the price but can't do that without any offers. Are we being unrealistic to be disheartened at this stage?0 -
Got two viewings this afternoon so quite excited!
I suppose three viewings in two weeks isnt too bad!

Wide angle photos would make it look bigger. You can see that with the bathroom photo – a waste of time that one. Shame it’s not ‘dressed’ a bit.

Love it. Kitchen pics show what can be done by a good EA photographer.
Can’t comment on the pricing without local knowledge, but presumably you think you’ve gone in at the right level. I hope there’s not too much competition selling next to you.

tidworth unfortunately is a not-very-nice garrison town. I wouldn't worry too much about spending money on dressing it up IMHO for the type of people you get there.Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j0 -
Hi, just put a house I have inherited on the market. The EA came and took photos on Wed and I am still waiting to see it on their website and RM. Still have some things to do to the house but wanted to get it on pre Easter.
Have stuck it on at a higher price, as houses rarely come up for sale on this road and want to test the market. Although I guess I might be posting about bringing it down, am in no rush to sell it.
Not sure how I feel about doing the viewings, it was my old family home but at least its not being messed up all the time.
EA thought we might have first viewing this weekend but nothing yet.
Nice to see here that people are getting viewings/offers.0 -

well the Tidworth flat has a gut interested in letting it and he know I want to sell and seems happy with that so hopefully it will be occupied until it sells.
The Bristol flat- tenent in and happy to stay till it sells, we are really hoping for a landlord buyer as she is a great tenant and very clean etc and she loves it there,.......
Helmshore- whay can i say- i cannot fault the house- it is so wonderful to live in- if i could take it with me.........

well I lived there!! it was my first property and everyone has to start somewhere!!
True it is a garrison town but i was very happy there and it was always very quiet, all my tenants have been army people and have always left the place IMMACULATE too! I have been following this thread for a couple of months and would now like to join in if that's ok. I was a FTB a couple of years ago and as such this is my first experience at selling.
I have had my two bedroom house on the market for two months and initially had four viewings but none in the last month. The viewers that I did have were not the right clientele at all. One person had six children! I am not at all happy with my agent Fulfords. It took them a month to actually get the property on the market due to them losing the photos three times and getting the house description massively wrong which took several attempts to get right. In the last month they haven't contacted me once despite me leaving several messages. I didn't expect it to be easy to sell in the current market but I did expect a bit of interest at least. I really don't know what to do as the house is in great condition and reasonably priced. We can't really afford to drop the price much lower because we already have it on for a lot less than we bought it for because we bought in the peak. It's all so depressing. I'm desperate to sell because we want to start a family and the house isn't that child friendly. I feel like I'm in limbo because I want to start trying now but know that it could take a long time to sell and I really want to be in a new house before I have the baby.
When I did eventually speak to an agent they said FTBs are really struggling to find deposits and that's who our house is perfect for. Apparently high end property is selling quickly.
We have the house on for £136,950 which compared to other similar properties, is very well priced. Do you think it would appeal to people if we offered to pay the stamp duty? How long do you wait before you drop the price (I don't want to look too desperate!). Do you think it would be more appealing to be chain free (I don't really want to do this as it means moving back to my parents until we find a new place and then we'd have to complete within six months else we lose £4,000).
I really want to change estate agents because they have made so many mistakes but I'm locked in a three month contract. They've also told me that I have to wait until the contract ends and then give two weeks notice which makes the period with them even longer. To be honest though, I know a lot of people look at property on Rightmove etc so a different agent might not make any difference. Has anyone ever managed to get out of a contract?
Sorry to go on. I know a lot of you have been selling for a lot longer than me and I must seem very impatient. I just wanted to share my experience because I think my husband and family are sick of listening to me go on!

Have today withdrawn my offer on property as the survey showed quite a few problems. Visited today with architect DB who advised it could cost quite a lot and probably need complete rewire and replumbing. Did not want to do that sort of work as have spent 10 years doing present place up. Hope I don't lose my FTB while I look for something else.
Fed up with EA (luckily not the one selling mine - she is lovely) as he has basically fobbed me off when I asked questions about property, and despite previously assuring me that the central heating system was "fine", backed down when DB pointed out defects saying "oh well, I'm not a plumber". Also when I pointed out that details say "fitted wardrobe" in bedroom, and there is none - he blamed the "admin girls". Grrr!
Oh well the search continues.
