Our redemption is just under £10k and the fixed deal ends on 31st August!
Que lots of frantic phone calls etc and we just accepted that we would lose our buyer and have to come off the market until the autumn. Then the EA rings us and says:
"The buyer is very happy to accept a speedy exchange and you remain in the property through the summer with completion on 1st September."

So, we can breathe a little bit and take our time finding a rented property to move into. We are moving to a new county, new start etc, so I am not sure if I am excited or scared!!

There's been a lot more movement on here again since I was last on. Seems viewers are returning now although it's odd given that the papers etc are saying there's been a downturn in Feb on house prices.
I'm really nervous about our sale, turns out buyer needs a high LTV loan (the highest you can get!) and Colleys are valuing our place. I just know they are going to come back with a silly valuation - been doing some research and I've read that they are very conservative and tend to value very low. Was told by the EA yesterday that the first property the buyer was after was downvalued by £20k (it wasn't on sale with this EA btw) and the lender wouldn't budge on it even with comparables/recent history. So, I'm sure I'm going to be back on here in a few days saying the sale has fallen through due to valuation. There is no way we can take £20k less and to be honest I don't think the price they've agreed to is too high, slightly under asking and it's certainly comparable with what's sold recently (the houses are identical so can't quote larger xyz etc). I think the biggest issue is they are FTBs and only have a 10% deposit. Had they had a 40% deposit or even a 20% I think the story would be different. The other issue is we are not buying on straight away as there is nothing we like, so I can't even say 'oh well, I'll try and bump any reduction up the chain' as I don't know what we'll end up finding.
Please keep your fingers crossed for me. Can see us being back on the market by early next week though unless the FTBs get their hands on some more cash!
The thing is, you read on here time and time again about advice of 'well someone else will have the same problem if they need a mortgage', but like I said, do you hope that your next buyer might have higher deposit and therefore the lender isn't as fussy about the LTV/equity issue? It's so disheartening..... still, it hasn't happened yet, but watch this space!0 -

Hopejack - dont worry yourself too much about the surveyor - Esurv valued our house and i had read that they downvalue loads of houses by stupid amounts. Got myself in a state and was convinced we were gonna lose our buyers (who are ftb's!) etc etc but the man was lovely and valued it at the offer we had accepted. So fingers crossed you get a sensible one too! A house near us had been dowvalued from 90k (a 2 bed terraced just like ours) to 75k and we agreed at 76.5k. I think as long as you are sensibly priced its not as much of a concern to the lenders. but i have no knowledge of it all really.
Well, we went to view a house today (2nd viewing) have got a fab mortgage broker now and found out that we can still get a mortgage despite mine and dh's past poor credit history. hes been fab and in liason with the mortgage company so while we dont have an actual AIP yet it looks hopeful we will be able to obtain the amount we need no probs. Just put an offer in and now waiting to hear back. house is already empty (not a repo!) so ideal for us. Keep your fingers crossed!

One thing that’d worry me about a doggie property would be that some people let the dog use the garden as a toilet. I believe there’s something unpleasant (apart from the obvious) in the droppings that is harmful to children playing in the garden subsequently, even after it’s all cleared up. Some sort of parasite? (toxocara worm – thanks google!)
I couldn’t care less about the house smell (if there was one) as that can be sorted, maybe at a bit of a loss say, for carpets and cleaning.0 -
Hi guys - can I join in please ? My house went on the market end of last year, and we've still not managed to find that elusive buyer
We're in a townhouse which are notoriously difficult to shift, but I'm surprised that we've not had more than the 2 viewing in the last couple of months ! is anyone else struggling to get viewings at the moment? I think we're marketing at a fair price, so I'm just wondering whether I should look at changing agencies?

Otherwise, I’d suggest holding tight for the moment. The start of the year hasn’t been that brilliant but seems to definitely be picking up now.
