I'd also like to gauge opinion on whether anyone thinks that, in the age of rightmove & primelocation, a lack of viewings reflects on the individual EAs, or that if your property is advertised, interested parties will always find it? I keep getting calls from other agencies suggesting that I switch allegiancies, but Im not entirely convinced: any views?

Believe it or not, there are actually 3 agents in my area that I contacted via rightmove at least 3 times and they never got back to me at all! Yes, I could have gone in and asked them directly, but I was never available during office hours to visit them. So I just never went to see the properties listed with them. Many of those properties I might have bought are still showing on rightmove 3 months later. You need to check your agent is proactively contacting prospective buyers.0 -

I couldn’t care less about the house smell (if there was one) as that can be sorted, maybe at a bit of a loss say, for carpets and cleaning.

We were in the same position, although with a much smaller and cheaper house! The EA we were with were hopeless, we didn't get a single viewing in 5 months so we took it off the market, it went back on last Saturday, with a different EA and we've got our first viewing tomorrowLBM 01/01/11

Well we had 2 FTB viewing our house on friday night and both liked the house. Had an offer which was rejected and they came back tonight for a 2nd viewing. The other viewer is due back for his 2nd viewing tomorrow so we will see what happens.
We have had our house on the market for nearly 5 weeks now and we have had 4 viewers.

tabs - hope they decide to buy not rent??? There are people out there who want to rent before they buy to make sure they like the place. I know when we rented our place we loved it and could see ourselves buying it, 2 yrs + down the line there is no way I'd buy it and am so pleased I was able to 'try before buying'. But can't see why the EA is showing renters around if you wish to sell?
Welcome Liz - it's a difficult one as I don't know your area, your house is lovely though, I think well presented for the photos. One thing missing is a photo of your outside space - garden? I think that would help maybe.... I agree about townhouses (mine is a townhouse too), they have a limited market as old people don't want them for the stairs and young families, well, for the same reason really. Also if bedrooms are split on different floors that too can be an issue for young families. Ours has lovely waterfront views and that is the reason it's gone under offer quickly. Maybe get a good friend to 'cold call' your EA with a request for some properties which match yours and see if your EA does give them to your friends? Presume you've researched your price and are on at a reasonable figure against sold prices etc.
Monica - thanks hun, I just have a horrible feeling about this valuation and I've been right on most stuff to do with the place so far, call it intuition! The last one sold for £5k less than we've been offered and that was in Sept 09.... Glad to hear you are getting sorted with a broker/lender anyway - good news.

Hi guys - I posted on here a little while ago so here is a quick update....
Our house went on the market just over 3 weeks ago and we hadn't had even a sniff of anyone being interested and both my OH and I were getting a bit dishearted about the whole thing (as we assumed that being new on the market, that is when there would be likely to have a bit of interest??).
Anyway, had a call from the EA yesterday morning saying that they have someone who would like to view (yay!). So was up late last night making sure that everything was just right.
Viewing is at 5pm this evening....fingers crossed that all goes well as we have already seen a property that we like (with our EA, so I think that they are trying to push ours).....will keep you posted0 -
There's been a lot more movement on here again since I was last on. Seems viewers are returning now although it's odd given that the papers etc are saying there's been a downturn in Feb on house prices.
I'm really nervous about our sale, turns out buyer needs a high LTV loan (the highest you can get!) and Colleys are valuing our place. I just know they are going to come back with a silly valuation - been doing some research and I've read that they are very conservative and tend to value very low. Was told by the EA yesterday that the first property the buyer was after was downvalued by £20k (it wasn't on sale with this EA btw) and the lender wouldn't budge on it even with comparables/recent history. So, I'm sure I'm going to be back on here in a few days saying the sale has fallen through due to valuation. There is no way we can take £20k less and to be honest I don't think the price they've agreed to is too high, slightly under asking and it's certainly comparable with what's sold recently (the houses are identical so can't quote larger xyz etc). I think the biggest issue is they are FTBs and only have a 10% deposit. Had they had a 40% deposit or even a 20% I think the story would be different. The other issue is we are not buying on straight away as there is nothing we like, so I can't even say 'oh well, I'll try and bump any reduction up the chain' as I don't know what we'll end up finding.
Don't worry too much about it. The same happened to us back in July 2009 when we sold our property. On the Market at £285k, accepted an offer at £275k. The valuer came round and did his Homebuyers report. He listed problems with the house that were very minor and put a valuation on the report of £250k. The buyer immediately looked to re-negotiate. I called our agent to advise him that it was at this point where he earned his commission , but I was too late - he'd already got wind of the issue and provided information to the buyer on identical properties in the area that had sold (through to completion) at £275 and above. We completed the sale 6 weeks later.
My view is that the valuer will undervalue the property just to avoid confrontation with the mortgage lender and any redress at a later point with their client.
However, it wouldn't surprise me if lenders where high LTV mortgages are required really put the valuer through the mill once they get their report in an attempt to further mitigate the risk. Those with a low to medium LTV have it a little easier.

I think you have been trying to sell for a while - not meaning to rub it in, how long has it been ?? I think you have previously said you have taken house off market etc a few times and it has fallen through.
