  • Thank you so much for all the support and advice that i have received from you all, it really has helped me get through the last few months

    Im tired, sore, emotionally and physically drained but it will all be worth it when we walk through the doors of our new house tomorrow :D

    Ive got my fingers crossed that everyone who is waiting to sell sells soon ( for a good price) and those who are nearly there keep your chin up and and when you dont think you can pack anymore boxes just remember what it took to get where you are and how happy you will be when its all over.

    I will update date as soon as i can but with no internet in the new place it wont be for a few weeks

    my solicitor finally has papers from the vendor.

    my bank has not got the loan instruictions out after 6 WEEKS!!!n Called yesterday, very embarrassed man off finding manager.... who knows what will happen today, eh?
    Debt free 4th April 2007.
    New house. Bigger mortgage. MFWB after I have my buffer cash in place.

    The joys of selling/buying aproperty eh! Well, no news from me except another house in my street has gone on the market - that makes 3 houses for sale in a street of around 16 houses! I am a 4 bed semi with 75ft garden on for £135k, the other two are both 3 bed semis with around 40ft gardens, one is on for £142k, the other has a boarded loft with window and is on for £145k. So I am cheaper and bigger than both, but they are both decorated to within an inch of their lives and my house is 'lived-in', so who knows! I have been on a year now, as has one of the other houses,but the whole area has such a slow market. Oh well.

    Well in case anyones interested the seller came back and wants to up the house price by 50K what a bunch of jokers!! The agent is astounded as its 25K more than it was originally listed for months back. I don't reckon they will get it but maybe there not desperate to sell, anyway i'm just lucky I didn't spend the money on the survey and i'm only out £250 on the solicitors fees. I'm off to look at more houses tommorrow!! Deep joy.
    I could understand maybe a few k, but 50??? Pathetic isn’t it? They chose to advertise it at your offered price. With the seasonal downturn coming up, they’ll almost certainly regret their greed.

    Funny really. We’ve had a couple of viewers who’ve got obsessed with strange things like the boiler. Just humour them. You never really know who is a real buyer on the point of offering. :confused:
    Well we still haven't exchanged because our buyers have to sort out buildings insurance :mad:
    And that would take all of 5 minutes online… :rolleyes:

    I'm supposedly getting the blurb sent out for me today - i.e. how they describe the house. Last time I had to get it edited:rolleyes:. They're sending a paper copy out because they need it signed - it will have already been signed by the time I get to it as my dog has a habit of putting bitemarks in things that get posted to me - she managed to damage a new credit card once. :D

  • Well, I bit the bullet and thanks to all the positive reviews on here I put my flat on the market with House Network. It's been live for just under a week, and I have my first 2 viewings this evening.

    I have to say, I've been more than happy with the service given by HN - hoping that the offer / negotiation process (when I finally get there) goes as smoothly as everything else has so far.
    Lead me not into temptation - I can find it perfectly well all by myself :D

    My house has been on for 9 weeks and after the initial flurry of viewings we have not had anyone for 3-4 weeks now. Feels very deflating.

    My suggestion is not to worry too much about the competition as they will have subtly different aspects that viewers will like or dislike. The only important issue is to try to make yours appealing to the majority. You clearly score on the price front already. Mine is cheaper and bigger than others locally that have sold recently. I can’t think why that is really.

    As you say yours is ‘lived-in’, can you get an honest opinion from friends (ie: do a viewing as if they were real viewers) as to how the house looks to them? You would have to tell them in advance that you don’t want them to be nice, you want them to be honest. That may help you with putting maybe a bit of work into something quite simple that makes the difference.
