    We have been up since july, didnt have any veiwings in the 1st 6weeks but have had 4 in the past couple of weeks, one couple with a second viewing and offer but 20k below asking price and they need to sell!

    I am not getting worried yet, i am just what you call the inpacient type!

    I know this is meant to be for sellers but...

    I'm an FTB, I have good deposit (25%) and have looked at a fair few properties, I found one I liked a few weeks back (which is empty) and after getting a mortgage AIP made an offer at the asking price (yes I know i'm a mug!). The vendors were apparantly really happy with this and everything seemed to be going well but now there EA is having trouble contacting them and it might all fall apart.

    I'm not really bothered as i haven't got my heart set on it and every month I dont buy I increase my deposit by around £1,000 but it does surprise me in this current climate where the market is not good (despite what the papers and EA's tell us) that when they have an offer from a proceedable buyer who has a mortgage AIP, has appointed a solicitor and arranged for a mortgage survey within a week (so i've shown my commitment) that they are messing around. I reckon if I was trying to sell a house in the current market I would move hell and high water to get it sold if I had an offer I was happy with.

    This time its not the EA, the solicitors or the mortgage company holding the sale up but the vendors. They've had it on the market for around 4 months and dropped the price a couple of times (it was still on for a couple of months at the price I offered).

    Not really anything to be done except wait, i'm a man of my word and once i've said I will buy it, I will (unless the mortgage survey says its falling down which it doesn't appear to be). I think i'm probably a rare thing in the housing market as I would expect to honour the offer I made and not mess people around but hey theres nowt as strange as folk.

    As a point of interest (and i'm sure that i'm teaching you all to suck eggs here but..) the one thing I have noticed with estate agents is that even though you may employ them (as a vendor) they don't really work in your best interest, most of the ones i've delt with (probably around 6-8 with different viewings) have not cared what the vendor gets for the property. They want it sold to get their commission and if they can get you an extra 5k there not interested as the extra commision won't pay the cost of showing someone else around.

    As an example of this i've had a couple of occasions where i've rung up about a property round here and be told that an offer has been made on it (not accepted) and until thats rejected they won't let me go and have a look. Not sure if its legal but thats what they told me.

    Good luck with all you sales but from what i've seen even a simple sale between two people, one a ftb the other with an empty house is complete nightmare and I feel for people stuck in chains I really do.

The agent is astounded as its 25K more than it was originally listed for months back. I don't reckon they will get it but maybe there not desperate to sell, anyway i'm just lucky I didn't spend the money on the survey and i'm only out £250 on the solicitors fees. I'm off to look at more houses tommorrow!! Deep joy.
    I have a lot of problems with my neighbours, they hammer and bang on the walls sometimes until 2 or 3 in the morning - some nights I can hardly hear myself drilling ;)

    oh! i dont know what the market is like where you are, but whatever the circumstances, i'd certainly be impatient!

    Well I've done it - gone back on the market (pending HIPS that is). As I had a HIPS before when I took the house off the market (expired now)- when it got silly here, I've got a new HIP for £164 which has lessened the sting a bit of paying for an absolutely pointless document :rolleyes:. Wonder when/if I'll get viewings. I'm not looking forward to the whole process. Anyway, I've dipped in and out of this thread so just wanted to join the gang (and share the pain).

    Well, we are now 'officially' on the market. at last... :T

    it was 3 weeks (sat to sat) from seeing a nice house, having 1/2 a clear out, finishing the bathroom painting, getting estate agents round, photos, HIP, solicitor, for sale sign up last week, and now on rightmove. it feels like an age. but i'm wondering if it was - how long was it for you peeps?
