    Well rough plan is I will do the morning school run whilst OH is at home to wait for van. I will then go home and clean each room as stuff is removed. it will mainly be cleaning where wardrobes etc were and giving the cooker and fridge freezer a last clean. We will need to leave current home at 2pm to go to get LO but hopefully by then we will be at (if not in) the new house anyway which is nearer. I will do the collection school run whilst OH sorts the removal men unless we don't have the keys to the new house in which case I'll probably still be cleaning and he can do the run.

    I know this is meant to be for sellers but...

    I'm an FTB, I have good deposit (25%) and have looked at a fair few properties, I found one I liked a few weeks back (which is empty) and after getting a mortgage AIP made an offer at the asking price (yes I know i'm a mug!). The vendors were apparantly really happy with this and everything seemed to be going well but now there EA is having trouble contacting them and it might all fall apart.

    I'm not really bothered as i haven't got my heart set on it and every month I dont buy I increase my deposit by around £1,000 but it does surprise me in this current climate where the market is not good (despite what the papers and EA's tell us) that when they have an offer from a proceedable buyer who has a mortgage AIP, has appointed a solicitor and arranged for a mortgage survey within a week (so i've shown my commitment) that they are messing around. I reckon if I was trying to sell a house in the current market I would move hell and high water to get it sold if I had an offer I was happy with.

    This time its not the EA, the solicitors or the mortgage company holding the sale up but the vendors. They've had it on the market for around 4 months and dropped the price a couple of times (it was still on for a couple of months at the price I offered).

    Not really anything to be done except wait, i'm a man of my word and once i've said I will buy it, I will (unless the mortgage survey says its falling down which it doesn't appear to be). I think i'm probably a rare thing in the housing market as I would expect to honour the offer I made and not mess people around but hey theres nowt as strange as folk.

    As a point of interest (and i'm sure that i'm teaching you all to suck eggs here but..) the one thing I have noticed with estate agents is that even though you may employ them (as a vendor) they don't really work in your best interest, most of the ones i've delt with (probably around 6-8 with different viewings) have not cared what the vendor gets for the property. They want it sold to get their commission and if they can get you an extra 5k there not interested as the extra commision won't pay the cost of showing someone else around.

    As an example of this i've had a couple of occasions where i've rung up about a property round here and be told that an offer has been made on it (not accepted) and until thats rejected they won't let me go and have a look. Not sure if its legal but thats what they told me.

    Good luck with all you sales but from what i've seen even a simple sale between two people, one a ftb the other with an empty house is complete nightmare and I feel for people stuck in chains I really do.

    I have a lot of problems with my neighbours, they hammer and bang on the walls sometimes until 2 or 3 in the morning - some nights I can hardly hear myself drilling ;)

    Hold on in there! There are some decent sellers out there (somewhere!!) - I know exactly how you feel.

    A few months ago, as FTB's, we viewed a house that seemed great. Decent price, well presented. Sellers said they were moving into rented, so no chain. Fantastic I thought!

    Anyway, "sale agreed" to me. Mortgage applied for, survey completed and came back right on the money.

    Next day - sellers pull out. They decide they don't want to sell anymore. We're down the survey fee and a whole lot of hassle.

    The house in question is now back on the market, for a whole £2000 more than what was agreed. Hope its worth the hassle for them!!

    After ....

    11.5 months doing the viewing with no offers, within 48hours of a price drop we had 4 offers :T:T

    16 weeks later we have exchanged :j:j

    We move 1st Oct yeah :T:T

    Stats ..

    May 08 On market 165k
    May 09 Sold at 125k
    Dec 03 brought at £117k

    Am i happy ? .....Hell yeah .... am i slightly tipsy ... might be ... am i drunk ... Without a doubt :rotfl::rotfl:

    Hi Dave, Well I am so much happier now I have moved, Dh still hasnt got a job as such. But has been painting and decorating and has work doing that untill after xmas. He was an IT consultant! Bit different huh! He is also trying to set up helping people with their computers. And we are doing shifts at our local pub, so keeping the wolf from the door, so to speak. He used to be away, all the time which made me unhappy especially in the most unfriendly village in the world with NFH, but thats all behind us now, and we are back in the friendlist village in the world with neighbours we know and love, couldnt be more different! So much happier.
    We are going to look at a cottage that we like the look of on saturday, but its way overpriced, past peak prices, not sure when to jump back in, prices still havent dropped much in this village.
    Hows your new house?

    So nice to hear from you Pawpurrs!! Glad you have found a nice community! I thought living in the Midlands was meant to be friendly - but we havent found it to be the case! The mums in the playground are finally just about saying hello - after 2 years!! But somehow, I still dont see the end of the tunnel!! Hubby is worried Im getting used to him living away and I wont want him back lol! Oh well, who knows whats around the corner....
