    Well, house went on market on Saturday and had first viewing today. Nightmare. Fourty-five minutes of being grilled about a single-glazed back door and bay window (rest of the house is double glazed, glass roofed conserv, granite, new bathroom, oak floor, new electric unit, carpet etc, etc. - not bothered by this, only wanted to know about the single glazed window and door :huh:!) Oh Crikey, this going to be a long-haul. I'm relieved I did not go with housenetwork now - time to hand this viewing malarkey over to the EA!

    Is this a normal time for a first viewing, anyway, or was I just unlucky?

    45 minutes is a long viewing but generlly I'd take it as a positive sign. If I didn't like a house we'd be out in less than 10 but a really nice house could be 45, mind you these are big houses not 2/3 bed semis that should take a lot less. I'm sure there are people on here that have had experiences of long viewing that came to nothing though.
  • Forgot to say we didn't exchange yesterday becaue our buyers haven't paid their deposit. It is going through today by CHAPS, well fingers crossed.

    It was about the same for me but that was from seeing a new build that I was happy to go for a part-ex with , to them turning me down for the part-ex ;), to me putting my house on with one of the EA who valued. My HIP was turned around really quickly (2 days for marketable) though that was partly because I had an EPC from an expired HIP.
    Board went up today - not on the websites yet, fingers crossed I get viewings and a buyer.

    I went on the market 2 and a half weeks ago. the agent wanted to arrange the HIP for me but luckily the other agent I had in to value here told me I could get it done for half the price by going on line. Cheeky blighters aren't they!

    I've had about half a dozen people - or therabouts, round here. the agent does all the viewings and I make myself scarce.

    A couple came round last night and seemed to like it apparently. this afternoon they put in an offer £35k below the askiing price! My agent told me that I should achieve pretty much the asking price. So of course I turned it down, they've come up with a revised offer but still £23k below. I wouldn't mind if the place was a tip but it's all done and people could move in and not have to do anything. Naturally people will want their own colour schemes etc,

    Are people looking at houses they can't afford or just chancing their arm?

    Ah well, I've got a 2nd viewing from someone else at the weekend.

    then I'm in trouble, there isn't anything on the market that I want. I've toyed with moving area completely where you can get more for your money. I'd have to change jobs which isn't that easy. My reason for moving is to downsize and either be mortgage free or a very small mortgage.

    Ho hum. Just watching a programme on Channel 4 on Hotel Rescue. It's about running a B&B. I woudn't mind doing that myself (not in my current house) I always stay at a B&B near the airport the day before I fly off on holiday. I've always fancied running one near the airport.

  • well I may as well start my blog. I am on my second EA and he is coming round tomorrow to do pics and it will be on RM come the end of the day and the FS board up Friday. We have knocked a few K off to take it down the the lower level of search band on RM so fingers crossed.

    Am looking for some advice-apologies if this is in the wrong place or already posted, here goes....!
    We've accepted an offer on our house today after being on the market for 6 months-what happens now?? We've never sold a house before so were wondering the procedures etc re:signing of paperwork etc as its likely that OH maybe out of the country for some time whilst the sale is going though

  • appoint a solicitor. you can sign something to let them do all the signing.

    p.s. top tip - find somewhere else to live as well.

    Congratulations but don't think it is an easy ride from here on in. Sorry to be so negative but we have 5 weeks to find a place and god are they lacking. Hey I shouldnt complain coz we have had a sale i know. I can honestly think we have exhausted every search engine on the internet and there are very slim pickins. Out of interest are you looking at properties in your area over the asking price with a view to it being a buyers market and offering under the asking?
