    Well, after letting the house get trashed due to no viewings for months...we had a viewing today!!! Spent all day yesterday and today tidying up and cleaning so it was presentable by the time they came! The wife liked the house - said it ticked every box, so thats quite positive. She said she'd probably bring her family round to look. Hubby seemed happy the driveway was long and wide, so fingers crossed please! Not getting hopes up much,but its typical we get interest now that all the ones we were interested in have gone and there is nothing much good left where we are looking lol!

    Ah yes - I'm trying to stay on top of the housework which is very hard (as I'm naturally messy :o). My dog makes extra work for me as she helpfully sheds extra hair everywhere constantly.

    Fab news from me, I've just had an offer on my flat after 10 days on the market! Unfortunately it was a teeny bit on the low side, so I've rejected it and am hoping they'll come back with a bit more, but all in all I'm so excited!

    Sorry, I'm a first-time seller, so this is all new and exciting for me, I can't quite keep a lid on it.

    So, just to keep me from going fingernail-less over here, how long on average do you think people wait before coming back with a revised offer? I have nothing to go on, because when I bought the place my vendor accepted my first (low, but still good) offer. I know it's a 'how long is a piece of string' type question - but any ideas??
    Lead me not into temptation - I can find it perfectly well all by myself :D

    I think if it were me I'd put in my second offer within a day or two - but thats just my opinion!
    On another topic - I just read a piece written online by some property/money so called expert who reckons that there are more buyers than sellers!! Not sure what planet he is on!

    Our place has been on the market for 4-5 months with just one viewing. So god damn depressing. Found the house of our dreams and driving past it most days kills me :(

    oh my god, oh my god, oh my god! He's upped his offer to exactly what I was hoping for, so I've accepted!! :T

    Eeeek, need to get on with the solicitors and all that now, not to mention househunting for myself. On the plus side, I've got various friends and family who will all put me up if I haven't found anywhere before I complete on the flat.

    I've not long joined this forum, but I've been a long-time lurker, so I'd like to say a huge thank you to everyone for posting your trials, tribulations and successes, it's been so helpful to me and everyone else lurking on here
    Lead me not into temptation - I can find it perfectly well all by myself :D

    Without knowing more my first thought is that you missed out on a very good offer. You bought new at peak and I think an offer of anything more than 90% of your buying price was lucky.

    If the buyer who offered is still about and will still pay that price then I'd rip his arm off shaking on it! The only question is whether they are clued up enough to know you need them more than they need you in this market!

    Kathy well done. My advice now would be - be the perfect seller return everything quickly to your solicitor, keep on top of the agent and solicitor and dont let things drift. Enjoy the moment!

    Congrats Kathy B - Good news from me as well. First viewer has offered was 10k less than asking and they couldn't increase so thinking it over but in the meantime 2 other FTB viewers tonight so hopefully one of those will offer higher. Not going to lose a sale for 3K though which is what I tried to get them to increase by.
