My advice now would be - be the perfect seller return everything quickly to your solicitor, keep on top of the agent and solicitor and dont let things drift.
Very wise words - I've just gone straight home this evening to dig out all the legal stuff and intend to be on the phone at 9am tomorrow to get the ball rollling.Lead me not into temptation - I can find it perfectly well all by myself0 -

Spirit - or move jobs?Our place has been on the market for 4-5 months with just one viewing. So god damn depressing. Found the house of our dreams and driving past it most days kills me

I have seen this thread while browsing and thought i would register to see if anyone can give me any advice,
We had one viewer when we put our house on the market in february, they made an offer in March that we accepted, we then made an offer on a new house that we wanted, The person buying ours it turns out has been getting divorced so we have had a 6 month delay, they are now divorced and we were told that we could exchange contracts, But, now they are trying to get the money from thier ex, there is also other complications like thier solicitor will not answer any of my solicitors calls.
I am now at the point where i am trying to find a way forward on my own. i was thinking about buying both houses and renting the old one, or, selling it. if i did that the pressure would be off from my builder and i could buy the new house. also i would have taken back control.
The problem i have is i don't know what sort of mortgage product i would need to buy both houses, theoretically the figures work. if i can borrow 85% of both houses worth i have enough equity and savings to buy both.
I hope this makes sense and somebody has some suggestions to help me out of this nightmare, the new house we have found is exactly what we want and we really do not want to loose it.0 -

I'm a bit confused - you're selling a house and buying a house so where does the second house you would buy come from? It sounds like a sticky mess to me, I waited and waited for a buyer when I first had my house on the market 2 years ago as they promised they were doing everything to buy my house and in the end they disappeared. Take control by giving the buyer an ultimatum and then if they don't sort it remarket your property and try and get another buyer.Never let your sucesses go to your head and never let your failures go to your heart.:beer:0 -
You are right it is a sticky mess, we are selling the house we live in and are buying a new one. The problem is that the person who is buying from us just doesn't seem to be moving on it.
We have put a deposit down on our new house and we really want it. but because it is a new house if we put ours back on the market we will lose any hold we have on the new one.
I would really like to give our buyer an ultimatum but as soon as ours goes back on the market the builder will re market the house we want, thatis why i am trying to find a way of buying the new house without relying in the sale of ours.0 -
I think if you are going to go down the route of buying without selling you need to check that you can afford both mortgage payments for at least 6 months in case you don't get a tenant. Well, we had an offer yesterday...but it was too low to be able to accept it. For those who havent followed my story, I went on the market a year ago at £152,500 (after being valued between 155 - 160 by 4 different agents) obviously we went on low to try and be ahead of the game!! We kept dropping,kept an eye on similar properties to make sure we were still competitive etc. We are now at £134,950. The offer was £120,000. We bought the house for £147,000 and have had to fix alot of things inc new boiler etc, so have a limit that we cant drop below. Still, the first agent we were on with for best part of 11 months, had 6 viewings and one offer (also 120k). We have only been on with this agent a few weeks and so far one viewing with an offer - so thats hopeful!! There are another two (poss 3) houses for sale in my street, both with gardens half our size, and both without the 4th bedroom and they are both more expensive than us so I know our price isnt too expensive. Oh well, you never know, they may come back with another offer!0

well, long time no post for me .... I didn't want to tempt fate.
We are going in to sign contracts tomorrow, our buyer and the vendor we're buying from have all signed. Hoping to exchange on Friday and complete the next friday.
Fingers crossed for me, please!!!I love giving home made gifts, which one of my children would you like?:A

Good news Kymie, I wouldnt reject the offer out of hand, why not see if you can knock on the reduction on yours on to something you want to buy? You never know somewhere else might take a low offer on theirs, enabling you to move on?Pawpurrs x0
