Hi Everyone, This is all a bit daunting knowing I'm not alone in this vortex of selling a property! Some of you look like you're going through a rough patch, but just remember after bad comes good!! Just hang on in there. I'm still hanging on in there myself. My journey is as follows:-
1) Received two offers at the beginning of August, accepted one, they pulled out within 48 hours, then had another offer and accepted within 2 days.
2) Waited 3 weeks for a survey to be booked in to happen the following week. I was told by my sols that it was due to Santander offering 'free' valuation with survey.
3) Was told by EA that the offer survey came back and buyers mortgage offer has been received. This was 2 weeks ago.
4) Enquiries have been twoing and frowing since then and found out that the buyers wants an additional homebuyers survey to let him know what works he'd need to do when he moves in. I asked the EA why couldn't he do that at after exchange. The EA bullied us into having it done.
5) Today found out the MO was sent to/issued to wrong solicitors. Now waiting for it to be re-directed in the middle of a postal strike. We were originally to exc/comp 7th Sept. I reckon it'll be in the next 10 days now. Can't pack as no dates have been given.
Can't take the stress!!!

To those who's just starting the crusade. Don't let EA dictate to you. My house was put on the market in May 09 and I said at the time, I didn't like the photos. I insisted that they refreshed my marketing (it took them 2 months to agree to do it) and low and behold within 2 wks, I had my buyers!!!0 -

Take it out, and allow clear thinking on the price, but of course allow for it in your calculation. Pay it at completion only.…Good idea re the bedroom with the rug & duvet cover - will get one this weekend…
We got smart new duvet covers with a set of contrasting applique stripes at the foot of the bed. Again, v. cheap!0 -
Ho hum, Another week goes by and still no exchange. Last week the EA seemed confident it would happen this week, even yesterday he was saying it should happen today, but nothing still... a bit fed up as my son is back to Uni in two weeks time and I'd hoped he would be helping me move!For every complex problem there is an answer that is clear, simple and wrong.0

Just back from hol's so catching up on posts! A little bit of news our end, the people that really liked ours have put theres up for sale and had an offer, but the other person still needs to sell theres so no further forward in that respect!
With that they offered on ours........20k under asking price!:rolleyes: its only been up 6weeks so not over priced! and only £159,950!
So we just gotta wait and see and hope some more views show up soon! Hows every one elses veiwings...picking up?Slow?Loads?
My next door neighboor has mentioned she is intrested in putting hers up for sale in the near future....(we both want to move for different reasons LOL!!!) What impact do you think that would have?!

- perhaps switch the pink flower duvet in the purple room for a neutral unpatterned one - i like bold colours, but it may be offputting to the beige-nation. while you may not want to paint over the purple wall paper, changing the duvet would calm the room down a bit.
Will invest in a plain duvet cover
- are you able to fit a door on the landing to conform with regs?
Not really, to get it passed we have been told to put a door in, door closures and a hardwired smoke alarm system (even though the loft was converted 16 yrs ago!). If we put a door in it would make the landing really dark as we would be blocking the only window.

Just got off the phone from our buyer. She had just recieved our answers to their questions from her solicitor. She was a bit taken aback because there were so many and they had just asked for clarification of 2 small things. Anyway I clarified what she wanted to know and she's happy. She will speak to her solicitor on Monday so we might just make the 13th October as a completion date. I hope so I have travelled about 450 miles this week just doing the "school run."0

Our house has been on the market for 3 weeks and we haven't had a single viewing. We were due our first viewers last Tuesday, but they cancelled :mad:

The first thing that jumped out at me was the fact that the title said it was 4 bedroom but the first sentence of the listing said it was 3!, Is it 3 or 4 bedroom????
Slightly confusing and something that the EA should have noticed!

stone cladding doesn't put me up nor down, it just looks odd next to a property that isn't :-) So I'd change the piccie to lure people in, then wow them with your interior.
I took advice on this very point from TS and they said if I shot deliberatly trying to omit something by such a tight shot they felt that would be against the leglislation and I could be liable if a complaint was made.
So bear this in mind if the EA says NO.A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.0 -

no worries. shame the door is an issue after 16 years, but you're right that a dark hallway isn't good either. oh well.

It does have 4 bedrooms, but because the loft conversion wouldn't meet todays building regs they can't advertise it as 4 bedrooms. The reason there isn't a pic of the 4th bedroom is again, because of the trampoline, it can be seen out of the window!
I know what you mean about confusing, i found this a bit odd, maybe i should contact the EA and get them to amend it.
