    To be honest - we bought around Nov 2007, and are at present looking at a loss of 20k on our property (plus an extra 8k spent on doin it up) - worth less than half of yours! If you could stay and sit it out, thats probably best, but if you want to move then be thankful someone has offered you in my opinion a very decent offer in this market! Good luck - Im sure its a tough decision!

    charliestwins - how silly! if your buyers dont even want a door, then can't they tell their solicitor to be less of a stickler, and get the insurance instead perhaps, so that none of you loose the houses you want?!? good luck!

    shouldI - i hope your wife's job sorts itself out - i was in a similar position in april and it's horrible. But, if your wife is made redundant, would the bank still be happy with porting the mortgage to a different house? or if you were to go chain free, would they give a mortgage if one of you isn't working?

    ~ well i waited in, and the HIP man did come - at 11.40 !! oh well. at least he turned up. I phoned at 10 to ask they check he'd not had a car crash as he was an hour late ;) - and it turns out i was not assigned the first slot afterall. :mad: i asked for the company details of who to write to about a days lost earnings and was told the manager would call me back right away. well, its now 5:45 and even with their interesting take on timings, this is pushing it. somehow i don't think he's gonna call!

    My offer which completed the chain was 5 weeks ago.

    how annoying is that for you!.. madness when the buyer doesn't even want a door :rolleyes: good luck with it!

    haven't got a conveyancing sol sorted yet.. should I have done this as soon as house went on market? AE was going to get in touch with recommendations but haven't done.. am starting to think I made the wrong choice with them!... am going to use a local sol I think, online quote was quite reasonable..

    Hope you don't mind me tagging along with this thread now, I've decided to take the plunge and sell my London flat to move out to the 'burbs - the lure of a garden and driveway are too strong to resist now!

    I had a quick question though I wondered if I could get your opinions on....the flat is going to be worth about the £250k mark, which is obviously just where the higher SD kicks in. So, if I want to get offers of around £250k, am I better off putting it on the market at £250k and telling people that I want a near-asking price offer, or is it better to put it on at say £260k and then take a £12k-ish hit to ultimately get the price I'm after?

    Sorry, that's probably a bit garbled - this is the first time I've ever sold a property, so trying to see things through a vendor's eyes is a brand new experience for me.

    I'd assume if it was on at £260k you'd take sub £250k. And if you put on at £250k I'd assume you'd take £235k. But that's just me!

    Now, on with tarting the place up a bit, then can finally get it on the market, wish me luck

    put our house on the market 4 weeks ago, week 1 have 4 viewings (no one made any bad comments just not for them although 1 lady is interested but she not sold her house yet). Reduced the price by £7,500 as the last 3 weeks rightmove report showed 100 people looked at our property in detail from rightmove search yet no more viewings!

    Cant explain it (estate agents) so will leave it for a few weeks at the reduced price.

    Feel bit fed up with the housing market, we live in Oxford so thought we would sell maybe im expecting too much (in 4 weeks)

    Rightmove link attached. I know the cladding isnt everybodys choice, however, pricing wise the estate agent believes we are priced correctly based on what has sold in the last couple of months in this area.
