Wishing you all the luck then! Well the EA rung this morning with an "update" but didnt actually tell me any more than what the views said, there going to there house tomorrow to do pictures ect. and once they get the value on there house depends on what they offer to us!:rolleyes:
but what ever they do offer, the house will remain on the market until they are sold!
I think in the current climate, it's best not to risk offending a viewer with regard to their proceedability. You never really know of course, exactly where their money is coming from.
I think with our offering viewers they have unrealistically added about 30 grand onto their EA's valuation, which makes us think that money is very tight for them.

Hi, At 4.40pm today we finally exchanged contracts! We complete tomorrow! We are over the moon as although we are practically prepared we were never really mentally prepared and found the last couple of weeks very stressful.
Thanks to everyone who has posted on this board as although I have never been a poster I have enjoyed reading and found the thread a place of support.

Well, after about 3 weeks of preparation (decluttering, repainting throughout, cleaning windows and scrubbing floors etc) we have put our flat on the market.
After weeks of research and indecision we've gone with Housenetwork and so far have had excellent service. Our flat was up on Rightmove within 48 hours of our first contact with them!
Now we're just waiting to see if we get any interest - feeling very anxious though after reading this forum board, although pleased that quite a few people seem to have exchanged recently.
Desperate to sell now though because we've found somewhere we want to move to.
I know the golden rule is not to view anywhere until you have an offer and we weren't going to view anything until we had an offer (the plan was to just keep an eye on Rightmove). However, a house came up on a road we really, really want to move to, with only a few houses and we decided we wanted to see the property.
We were totally open with the agent and asked them to check with the vendor whether they were happy for us to view or not considering our position.
They said yes and the vendor showed us around themselves and we again explained our situation which they didn't seem phased by.
The next day the EA rang for feedback. We said we loved the house, but we weren't in a position to proceed so we couldn't put an offer in. The EA then said we could put a 'potential offer' or 'expression of interest' in to show we were serious, so we had a think about it for a couple of days and decided to go in at £10k less than the asking price which was rejected, we then went back at £5k under and it was accepted.
Does anyone else have experience of this practice? Obviously it makes the estate agent look good if they are generating offers and interest for their client, and is a good negotiating tool for the vendors if they get any other offers in from other potential buyers (we're not under any illusions about this), but i wondered if anyone else had done this?0 -

Not at all - it was on the market for £170k and to be honest i think the asking price is about right. They seem to have priced it very competitively. It's an Edwardian semi with 3 bedrooms, brand new kitchen and bathroom and all the original fireplaces and leaded stained glass windows. Looking at others in the area in much worse condition with gas fires installed instead, they seem to be more in the region of £190k. They're quite keen to move I think.
I guess the key to it is both parties thinking they've got a good deal on the price!0 -
Well we have finally done it! Our house went on the market last week.
We have lived in this house for 22 years (ftb when we bought it), so all this selling and buying is pretty new to us. No doubt i will have loads of questions when/if we manage to sell.

Nothing much to update my end really except we have FINALLY given the EA notice to leave, and have the new EA lined up to take over next Saturday,so fingers crossed something will happen. Hubby and no1 son were up for a week this past week,and its still so sad when they go back. Another 'perfect' house has gone by - 3 in a year which doesnt give me much hope when we do finally sell that we will get what we need at a price we can afford. But our priority is to all get back under one roof. Well done to those that have progressed this past fortnight! Lets hope all this activity is a sign that things are picking up nicely!0

Our non-proceedable offer is highly unlikely to go anywhere as they’ve hugely overpriced a not-so-desirable house.

Well I thought everything was going smoothly but I guess things were a bit quiet so I called my EA to ask where we were. No problem with the people I'm buying from, however I have a chain of 3 below me. The people buying mine are OK, however their buyer has had the survey done of his place and its thrown up a few issues - needs rewiring - and him and his buyer are trying to negotiate the cost of this... eek!For every complex problem there is an answer that is clear, simple and wrong.0

nothing much moving here at all (buying, not selling, living in one room atm while I wait...)
Bank have done their bit, vendors took THREE WEEKS to send confirmation of who their solicitors were. Hope the people whose house they are buying are very patient!Debt free 4th April 2007.
New house. Bigger mortgage. MFWB after I have my buffer cash in place.0
